Bright studio on a high floor of River Place, in Hell's Kitchen, with views toward the Empire State Building. This is a lease assignment: the new tenant takes over the current lease through 05/29/2027, subject to building approval, with the option to sign a new lease at renewal. Entire private studio, unfurnished. This is not a room share and not a sublet.

THE APARTMENT
The main living area measures about 18'5" x 12' (about 221 sq ft). This measurement does not include the entry hallway, the kitchen or the bathroom. Hardwood floors and large windows. The layout fits a queen bed, a sofa, a four-seat dining table and a desk, with room left to walk around. Kitchen with stainless steel appliances, gas range and dishwasher. Tiled bathroom with tub. Walk-in closet plus a storage closet. Furniture is not included. Laundry is in the building (shared laundry rooms on each floor); there is no washer or dryer in the unit.

NOTE: Photos of the empty living area and closets were taken before furnishing. The unit will be delivered empty.

THE BUILDING
Free shuttle, 24-hour doorman and security, package room, mail room and rooftop. Paid parking is available. A garden and a playground are next to the building. Laundry rooms on each floor, with two washers and two dryers per floor ($3.00 per cycle; extra rinse or extra drying time is $0.25 more).

TRANSPORTATION
The M42 and M50 crosstown buses stop at 12th Avenue and 42nd Street, near the building. The M12 bus has stops nearby at 41st and 43rd Streets and connects to the 7 train at Hudson Yards. The free building shuttle is also available. The 34 St-Hudson Yards station (7 train) is a short walk away. The Midtown / W. 39th St. Ferry Terminal (Pier 79) is nearby, with ferry service. Port Authority Bus Terminal is about a 15-minute walk and connects to the A, C, E, 1, 2, 3, N, Q, R, W and 7 subway lines.

OPTIONAL ELITE AMENITY CLUB
Residents can choose to join the club, which includes the gym, pool, tennis and basketball courts, lounge, sun terrace, playroom and BBQ area. The cost is $130 per month in 2026 and $141.28 per month from January 1, 2027 when paying by card, with no enrollment fee. Membership is annual and billed monthly. Membership terms and cancellation conditions are set by the club in the Member Agreement.

LEASE DETAILS
Rent: $3,450 per month. Lease through 05/29/2027. About 3 months before the lease ends, building management sends a renewal offer with the new rent. The tenant may then sign a new lease for 12 or 24 months. First month's rent is due at lease signing. The tenant pays electricity and internet. One dog under 45 lb is allowed, per building policy. The building requires at least 2 weeks for the assignment process, so immediate move-in is not available.

SECURITY DEPOSIT
The building required a $1,500 security deposit, which stays with the lease and is transferred to the incoming tenant's name. It remains with the building through a renewal of the same unit. In my experience with the building, it is returned about 15 days after the lease ends, after the unit is checked for damages, according to the lease terms. Reimbursement of this amount to the current tenant at signing is a point to be discussed between the parties.

Additional fees

Lease assignment with building approval. Application fee: $20 per applicant, guarantor and occupant. Required documents: photo ID, recent bank statement and proof of income. Income requirement: 40x the monthly rent ($138,000 per year), or one US-based individual guarantor with 80x the monthly rent ($276,000 per year). First month's rent is due at lease signing. Current residents of the building cannot take over this unit.
