Lease takeover of my furnished studio at Monarch Heights, 415 W 120th St, a 2020 building one block from Columbia. You sign a new lease directly with the building through its official relet process. Rent, deposit and fees all go to the building, never to me. No broker fee.

- S2 studio, about 334 sq ft, 7th floor, private bathroom
- In-unit washer and dryer
- Kitchen with dishwasher, oven, electric stove, microwave and refrigerator
- Building furniture stays: bed and mattress, desk, nightstand, sofa and coffee table
- The first three photos are this unit. The floor plan, bathroom, laundry and amenity photos are the building's official photos.

Rent and lease
- $4,700 per month, paid to Monarch Heights
- Start December 1, 2026 or later. The building's standard leases end July 31 and can be renewed with the building

Building
- Gym, study rooms, meeting room, lounge, free coffee bar, rooftop terrace and courtyard
- Elevator, part-time doorman, ButterflyMX entry, 24-hour on-site staff
- Smoke-free. Pets allowed under the building's policy

Location
- About 3 minutes on foot to Teachers College and the Mudd engineering building
- About 6 minutes to the 116th St campus gate, 8 minutes to the 1 train at 116 St
- Grocery store and the M60 airport bus at the corner

How to take it over
1. Message me here and I'll show you the unit in person or on video.
2. Apply on the Monarch Heights website and note that you are taking over this unit's relet.
3. After approval, sign your lease with the building. If you have no U.S. guarantor, the building accepts proof of funds or a guarantor company. I was approved with proof of funds.

Additional fees

Utilities are billed by usage and internet is $85 per month. Building move-in costs per its website: $20 application fee, $20 admin fee, $500 common area fee. Security deposit is set by the building after screening. Pets: up to two, $200 one-time and $25 per month each.
