This is a charming two-floor apartment on the Upper West Side with the whole rooftop to yourself. It’s a fantastic location on the UWS, on a quiet street, sitting right between Central Park and Riverside if you like to run or have a dog, and also one block from the 1/2/3 subway.

The apartment
The unit is split over two floors.
Downstairs: living room, kitchen, and a small office. The office fits a queen bed, and the previous tenants used the place as a two-roommate setup.
Upstairs: the bedroom, which is loft style (there's no door between the two floors). There's a fair amount of storage upstairs in addition to the two closets downstairs and shoe rack built into the staircase.
Rooftop: a full private roof deck. Right now it has a couch, chairs, two lounge chairs, an 11-foot umbrella and a grill. We have also purchased wood tiles for the roof that we’re happy to leave behind along with the umbrella and lounge chairs.
Laundry: No laundry in the unit. We use a wash and fold on 72nd Street that also delivers, and it runs us about $40 a week for two people.

Incentives

We are happy to leave the bar setup which fits into a little alcove, the two lounge chairs pictured outside, the 11 ft umbrella pictured outside, and the modular table that also serves as storage in the living room if you'd like. We will remove them if not!

Income requirement: 40x the monthly rent ($171,600/year), set by the landlord. The standard application process also requires an employment letter, w-2, bank statement or paycheck stub.
