Subletting my rent-stabilized studio from October 29 through December 31, 2026, at $2,963/month plus utilities. Because it’s rent-stabilized, the rent is well below what furnished West Village studios usually go for.

Location: West 8th Street, on the West Village / Greenwich Village border, about a block from Washington Square Park. It’s walkable to restaurants, cafés, NYU and plenty of subway lines.

The apartment:

Spacious ~350 sq ft studio
Tall ceilings and big windows with great natural light
Smart lighting
Heating and cooling
Premium air filter providing surgical-grade air
Full bathroom with tub and shower

Living and working:

Comfortable bed
65" smart TV
Stand-up workstation
Lift-up coffee table for working or eating on the couch
Dining table for four

Kitchen:

Spacious and fully equipped, with a full-size fridge
Premium reverse-osmosis water filter for drinking water
Ninja blender, Nespresso machine, milk frother, electric kettle and air fryer
Premium pots and pans

Some of my things will stay in the apartment, but you’ll have storage space.

Terms:
I love my apartment and have a lot of nice things in it. It’s also rent-stabilized, so the sublet has to be approved by my building. To protect both of us, I’m following a formal process:

Security deposit: one month’s rent ($2,963)
Cleaning fee: $200 (I’ll have it professionally cleaned before you move in)
Application fee: $40, paid to my building’s management company, which reviews the application and has to approve the sublet
There will be a background check
I’ll ask for a photo ID (driver’s license or passport), proof of income (pay stubs or an employment letter, or tax returns if self-employed), and your last 2 bank statements

This is a legal sublet, subject to landlord approval.
