The apartment offers a practical layout, Hudson River views, floor-to-ceiling windows, an in-unit washer/dryer, and a dishwasher. The building is pet-friendly and has a 24-hour concierge.

Mercedes Club facilities include coworking spaces, public terrace and patio, a gym, basketball court, and swimming pools. Optional amenity membership costs $135 plus NYC tax per leaseholder.

Citi Bike and a bus stop are directly outside the building, with Columbus Circle subway access approximately 10–15 minutes away. The location offers convenient access to Midtown, Hudson Yards, and surrounding areas.

RENT AND LEASE OPTIONS

• Remaining lease assignment: $4,114.85 per month through July 4, 2027.
• New 12-month lease: Arranged directly with management.
• Proposed availability: Early January 2027, subject to management’s approved handover date.

APPLICATION REQUIREMENTS

• $20 non-refundable application fee
• Income requirement: 40x rent monthly rent
• Amenity fee for lease holders is $135 + NYC tax
• Rent to conclude current lease: $4114.85
• Rent for a new 12-month lease: $4195
• Full security deposit and 1 months’ rent will be due at approval approval
• Application process will be handled by the leasing office.

The apartment will be thoroughly cleaned and delivered in its existing “as-is” condition. The incoming resident and final lease arrangement are subject to management’s approval.

Listed directly by the current tenant. Individual viewings and live video tours are available by appointment. Open houses are prohibited.

Incentives

ONE MONTH’S RENT CREDIT + FREE FURNITURE

The current tenant is offering a $4,114.85 rent credit, equivalent to one month’s current rent, upon completion of a management-approved assignment of the remaining lease.

For the proposed January 1–July 4, 2027 term, this produces an estimated net effective base rent of approximately $3,443/month. Contractual rent remains $4,114.85 per month, payable to management.

The estimate assumes actual-day proration for July 1–4. Final proration and the rent credit payment arrangements will be confirmed with the leasing office. Additional fees are separate.

The following furniture is also available at no additional cost, if desired and subject to management’s approval of the handover arrangement:

• Bed frame
• Stearns & Foster mattress

Additional fees

$20 non-refundable application fee. Annual income requirement: at least 40 times the monthly rent. The full security deposit and one month’s rent are due upon approval.
