RENT & RENEWAL
• Current rent: $3,844/month paid to management.
• $2,844/month effective over two months with my $2,000 security-deposit incentive. Full details below.
• Management's current 12-month renewal offer: $3,914/month for January 8, 2027–January 7, 2028. Subject to approval, price changes and final renewal terms.

THE STUDIO
• Oversized windows, oak floors and exposed concrete ceilings
• Walk-in closet and in-unit washer/dryer
• Dishwasher, induction cooktop and integrated appliances

THE BUILDING
24-hour attended lobby and package room. Optional amenities include a gym/yoga studio, coworking and meeting rooms, lounges, screening room, rooftop terrace and seasonal pool (currently closed). Amenity fees apply; see below.

FURNISHING
Available unfurnished, or semi-furnished with optional separate purchases of the C-table, futon and frame, and bed and frame. Furniture is not included in rent.

Incentives

I'm transferring my existing $2,000 security deposit with the approved assignment. You do not reimburse me or pay an additional security deposit; it stays with management under the lease.

This one-time benefit equals $1,000/month over two months, producing the advertised $2,844 effective rate. Monthly rent payments remain $3,844. The exact average benefit depends on your assignment start date.

Additional fees

QUALIFYING FOR THE ASSIGNMENT
Based on the actual $3,844 rent, before my incentive:
• Applicants: annual income of at least $153,760 (40x rent); joint applicants may combine income. Credit must be in good standing.
• Personal guarantors: annual income of at least $307,520 (80x), good credit and a U.S. primary residence. They must apply and sign the lease.
• TheGuarantors and Insurent are also accepted, subject to approval and separate fees/terms.

Apply through both On-Site and Vero with management's required income documentation. Application fee: $20 nonrefundable per applicant/guarantor. Management must approve the application and assignment before move-in; confirm any other assignment charges with them.

MONTHLY EXTRAS
Electricity and internet are separate; water, sewer and waste removal are included. Amenities require a separate contract: management lists $120/month per resident and a $60/month additional-leaseholder fee. Confirm the applicable total for multiple residents.

Other info

Electronics and personal belongings shown in photos are not included. Optional furniture purchases depend on availability and agreed prices.
