Property Details

We're looking for someone to take over our lease at 90 Clinton St #3B on the Lower East Side. Same rent, same terms, lease runs through Sep 30, 2027. You apply through the building's management, and once you're approved the lease moves to you.

Note: some photos are from unit 3G, same layout but slightly smaller. This listing is for 3B. Happy to send the full walkthrough video of 3B.

We just moved in 3-4 weeks ago, so the place is in great shape.

The apartment:
- Loft duplex, 2 bedrooms, 2 full baths, one on each floor
- Double-height ceilings and floor-to-ceiling windows facing east, so lots of morning light
- Juliet balcony doors, open kitchen with dishwasher and full-size appliances
- Hardwood floors, 4 large closets, video intercom on both levels

The building:
Prewar elevator building with a live-in super, virtual doorman, card laundry in the basement, and a furnished roof deck with city views. No pets. Guarantors welcome. Bring your own AC units.

The neighborhood:
Right in the middle of the LES with great vibes and everything you need nearby. Trader Joe's, Essex Market and Katz's are a short walk, and you're surrounded by some of the best restaurants, coffee shops and bars in the city. The F/M/J/Z trains are a few minutes away.

Details:
Rent: $7,100/mo
Available: ASAP
Income: about 40x rent, or a guarantor
No broker fee

Message me to set up a viewing this week.
