Lease Takeover – Room in 3-Bedroom Apartment in Upper Manhattan / West Harlem

I am looking for someone to take over my lease for a private room in a beautiful, spacious 3-bedroom, 1-bathroom apartment in Upper Manhattan/West Harlem. The lease takeover is available immediately through July 30th.

The apartment is fully furnished in the common areas, while the bedroom itself is unfurnished and will need to be furnished by the incoming tenant.

Additional fees

Applications would go through the landlord's website; key documentation includes:

Letter of Employment
 Verification of Income (i.e. pay stub, brokerage statement, etc.). We ask that you
provide proof for an annual combined income of 40X one month’s rent, or 70X for
guarantors
- 2 years of tax returns.
- Copy of recent bank statement
- Letter of recommendation from current Landlord
- Copy of state issued photo ID.
- $20 (cash or money order – no personal checks) for credit check processing. This fee is non-refundable. Please keep in mind that our credit check is comprehensive. We will not consider applicants with credit scores below 750 or significant delinquent payment histories unless you can provide an in-state guarantor.

Note from current tenant: The landlord accepts students as long as they have an in-state guarantor or can get a guarantee from a guarantor company

The living room and kitchen are furnished and well equipped. The new tenant would be responsible for furnishing the bedroom.
