Beautiful 3-bedroom, 2-bathroom waterfront apartment at The Greenpoint (21 India Street), with a private balcony and incredible panoramic views of the East River, Brooklyn, and the Manhattan skyline. Available for a lease takeover in early October.

The apartment is a spacious, modern 3BR/2BA with central heating/AC, dishwasher, and an in-unit washer and dryer. It has a private balcony directly overlooking the East River, with sweeping views across Brooklyn and Manhattan from Lower Manhattan and One World Trade up through the Midtown skyline. The apartment gets beautiful natural light and the waterfront views are hard to beat.

The apartment will be offered unfurnished, although we're happy to leave behind mattresses and/or some other furniture and household items we're not taking with us if useful to the incoming tenants.

This has been our favorite apartment/building in eight years of living in NYC, and we're genuinely sad to leave it. We're only moving because two of us are leaving the city and are hoping to find someone to take over the remainder of our lease.

The building: The Greenpoint is a modern, full-service waterfront building with elevators, a 24-hour attended lobby/doormen, a staffed package room, and an very responsive maintenance team. We've had a great experience with the building staff during our time here.

The amenity spaces include an excellent gym (the best we've seen in NYC apartments), indoor basketball court, yoga/fitness space, coworking areas and conference rooms, game and lounge rooms, outdoor terraces, grilling areas, and waterfront/roof spaces. Building amenities are an additional $100/person/month. The building's extensive amenity offering is also reflected in current listings for the property.

Location: The building is directly on the Greenpoint waterfront at 21 India Street, essentially next door to the Greenpoint Ferry landing. The Greenpoint Avenue G train is about 0.3 miles away, and the restaurants, bars, coffee shops, grocery stores, and shops around Franklin Street and Manhattan Avenue are all within an easy walk.

Electricity is not included in the rent; for the three of us, it has generally averaged approximately $150–$200/month total, depending on usage.

We're hoping to transfer the lease in early October 2026 and would be happy to coordinate timing with the incoming tenants.

Additional fees

This is a lease transfer/takeover, not a sublet. The current lease runs through April 12, 2027, and the monthly rent will remain at our existing lease rate of $7,288/month, plus utilities and the building's amenity fees.

The building requires the incoming tenants to complete its standard application and approval process. As part of that process, you will be asked to apply through the building for a similarly priced apartment so that management can complete the required income/financial and background screening. The application fee is $20.

Once you're ready to move forward, we'll connect you directly with the building's leasing team and add you to our existing email thread. The building will then coordinate the required lease-transfer paperwork with both the outgoing and incoming tenants so that the lease and associated liability are formally transferred.

Security deposit: As part of the transfer, the incoming tenants will reimburse us for the existing one-month security deposit ($7,288). The deposit already associated with the lease will then remain with the building for the benefit of the incoming tenants rather than being returned to us when we leave. At the end of the lease, the security deposit will be handled between the building and the incoming tenants in accordance with the lease and applicable deductions/terms. We'll make sure this arrangement is documented as part of the transfer process.

When the current lease ends on April 12, 2027, you can discuss renewal options directly with building management if you'd like to stay. This is a rent-stabilized building.
