1bd, 2ba oversized apartment with a huge, private balcony, room for a WFH set up and a gorgeous waterfall kitchen island. Lots of natural light, including a skylight. Appliances are all new and it is gut renovated inside a prewar brownstone, which is the best of both worlds. It is on the 5th floor and no elevator (but good excercise!), in a small, friendly building of about 6 units. There is a washer / dryer and washing machine, and will come unfurnished but we're open to leaving a few things that were custom-built for the space, like the bookshelf and outdoor furniture.

We negotiated to get our rent down to $6500 after living here for 3+ years (similar units in the building are rented for $10k+) and so whichever lucky people get this apartment will be able to inherit that rate. Rent does not include utilities.

My husband and I absolutely adore this spot (we are only moving because we are leaving NY). This apartment has been truly perfect for us, and will be for anyone that loves living close to the park.
Neighborhood is super walkable, ~4 blocks / a 5 minute walk to the 6 which gets you downtown in 25-minutes. The MET is around the corner and free to NY residents so we go all the time. There are some lovely little cafes and grocery stores (Butterfields!) right nearby. Best of all, its about a block from Central Park.
