Property Details

This apartment is a huge studio (approx. 700 sqft), with a large foyer and high ceilings. The kitchen has stainless steel appliances, and there are two AC units (one for the bedroom/living area, and one for the foyer).
There is plenty of closet space, counter space, and kitchen storage. There is bike and additional storage are available in the building for a reasonable fee.
The unit overlooks Wall Street, which is a pedestrian street with few cars passing by. Despite being on a low floor, the unit is quiet.

There are two gyms in the building, a half-basketball court downstairs, and a residents' lounge and roof deck upstairs with sun loungers for use.
The are doormen 24/7 (all of whom are very nice), and every work request I've submitted has been dealt with in a couple hours.
There is laundry one floor below the unit, and machines are always available (even Sunday afternoons).

The building is on top of the 2/3 trains, a one minute walk away from the J/Z trains, a two minute walk to the 4/5 trains, and five minutes away from all the lines at Fulton St. It is three minutes away from a Whole Foods, and Equinox/Lifetime/Crunch are all within a five minute walk.

You have the option of taking over my lease, which ends 2/28/2027. Move in for that is ASAP after September 29th (the approval process is relatively quick), and you take the unit "as-is."
You also have the option of starting a new lease with the landlord, signing for 12 months. Move in for that is ASAP after October 5th. They will re-paint the unit for that (unless you choose otherwise).
I began my lease in the dead of winter, so even with the increase they charged in connection with this assignment/takeover, this is still a below market-rate unit.
