I am looking for someone to take over my lease in a really great 1 bed/1 bath in Bedstuy near Clinton Hill starting November 1st! I have been here for over 2 years. I absolutely love this apartment and the building but my partner and I are moving into a larger space closer to my new job.

About the Unit:

- The rent is $3,645 + electricity. Electricity runs around $50 per month and no more than $150 in the Summer. All the appliances are eco-friendly and minimize usage. Heat and water and access to all the buildings amenities are included in rent.
- The unit is a great size and has tons of natural light. We've lived her comfortably with 2 adults and a dog. It's1 bed/ 1 bath with a dishwasher and W+D in-unit, stainless steel appliances, good sized closets, and is on the second floor. Its about 700 sq ft in total.
- The living and kitchen area is huge, and the bedroom comfortably fits a queen bed, bedside tables, and a dresser. The bathroom is a nice size and there's 3 good sized closets in the unit.
- There are mini-splits for AC and Heat in the living room and bedroom.

About the Building:

- The building is a small, managed building with 30 units. Everyone here is super friendly and we've had absolutely zero issues. Management is typically responsive and I haven't had any problems with them. The building is very clean and well-maintained.
- There is a shared roof deck that is massive, furnished, and has amazing views of the city. People in the building will host parties up there from time to time and always invites all the tenants, and you can never hear anything from our unit. The building itself is very quiet.
- There's also a really nice gym, package room, bike storage included in rent, and storage lockers + garage parking for an extra fee.
- The building is pet friendly. The doggos in the building are very polite and friendly, and we haven't had any issues or noise problems with them at all. There's not that many, but if you have a pet, they'll be welcomed here!

The Location:
- Located in Bedstuy near Clinton Hill and surrounded by lots of great restaurants, shops, and bars.
- It's about 10 Minutes to the Express A train and C trains at Nostrand Ave, and 8 minutes to the G train at Bedford Nostrand. It's 3 stops into Manhattan on the A train. The B52 bus also stops right outside.
- About 5 minutes walking to Herbert Von King Park.

Other notes:

- The lease takeover runs from November 1st to April 1st, 2027 with the chance to renew after that. Management is really really good about not raising the rent for existing tenants, mine has only been raised once by $20.
- You will have to put in a formal application with management to takeover the lease, its a pretty simple and standard application process. You must make near 40x the rent to be approved.
