Qualification Requirements:

Applicants must demonstrate a combined annual income equal to at least 40x the monthly rent and maintain credit in good standing.
If a guarantor is required, they must demonstrate an income of at least 80x the monthly rent and have credit in good standing.

Guarantors must complete an application and sign the lease with the applicant.

Accepted third-party guarantor programs:
- TheGuarantors
- Insurent

Only guaranteed or consistently documented bonuses (for a minimum of the past two years) will be considered as income.

Supporting pay stubs must be provided.

For lease assignments:
- The incoming resident will be listed as the Assignee.
- The current resident will be listed as the Assignor.

Required Documentation

All Applicants Must Provide:
- Three (3) most recent consecutive monthly bank statements (all pages included)
- Valid driver's license and/or government-issued photo ID
- Visa holders must provide their visa number and expiration date on the application
- Applicants without a Social Security Number (SSN) or Tax
Identification Number (TIN) must provide an I-94, I-94W, or I-20
- Full-time students must provide a letter from their Registrar's Office confirming current enrollment

If Employed (W-2 Employee)
Please provide:
- Three (3) most recent consecutive pay stubs
- A recent employment verification letter on company letterhead stating:
