We’re relocating and looking for someone to take over the remainder of our lease at 440 W 34th Street, available from November 1, 2026 through April 30, 2027.

This is a management-approved lease assignment, not a sublet. The incoming resident will take over the remainder of our existing lease directly through building management.

The Apartment

Spacious 2-bedroom, 1-bathroom apartment with an oversized living/dining area, separate enclosed kitchen, dishwasher, hardwood floors and five closets.

There are windows in every room, including the kitchen, with north, south and west exposures. The primary bedroom is exceptionally spacious — it comfortably fits a California King bed, two full-size nightstands and a full-size dresser, with room left over. It also has two separate closets.

The second bedroom is roomy and has its own closet. We currently have it set up with two separate workspaces plus a pull-out couch, so it works especially well as a home office/guest room while still functioning as a true second bedroom.

Location

The location is incredibly convenient. You’re just blocks from Hudson Yards, Penn Station and Moynihan Train Hall, with easy access to the A/C/E, 1/2/3 and 7 subway lines, plus LIRR, NJ Transit and Amtrak.
Hudson Yards, Whole Foods, the High Line and Hudson River Greenway are all nearby, along with restaurants, coffee shops, bars and neighborhood spots throughout Hell’s Kitchen and Chelsea.

The eligibility requirements are:
Minimum Household Income – 40x Rent (80x for guarantors)
Minimum Credit Score – 700
Minimum Assets – 5x Rent (10x for guarantors)

Lease reassignment is subject to management approval. Prospective tenants will work directly with the management company to confirm eligibility and complete the application process.

We are going to sell most of the furniture, so if you want to keep any of it in the apartment, we can discuss it.
