Rental requirements

First month’s rent and one month’s security deposit are required. No additional advance rent or additional security deposit will be requested.

A written sublease agreement will be provided. All adult occupants will be named in the agreement. Move-in is subject to any landlord or building approval required for the apartment.

Applicants will be asked to provide government-issued identification, references, and documentation showing their ability to pay the rent. Any lawful source of income may be used, including employment income, self-employment income, benefits, subsidies, housing assistance, or other lawful sources.

The same rental criteria will be applied to all applicants. No application fee is charged. If a credit report is requested, any charge will comply with New York's applicable $20 limit, and applicants may provide a qualifying recent report instead.

The apartment's condition and furnishings will be documented at move-in and move-out. The security deposit may be applied only as permitted by New York law, including unpaid rent or damage beyond ordinary wear and tear.
