We’re moving for work and looking for someone to take over our lease at The Dylan, 309 Fifth Avenue, from October 1, 2026 through April 15, 2027, with the option to renew with the building afterward.
The apartment:
Spacious 700+ sq ft 1BR/1BA on a high floor, with high ceilings and floor-to-ceiling windows. Excellent natural light during the day and beautiful Empire State Building views, especially at night.
The living room and kitchen are unusually spacious for a Manhattan 1BR, with plenty of room for WFH, exercising, entertaining, or even roommates.
The bedroom is quiet and does not face Fifth Avenue. It comfortably fits a king-size bed; we currently have a queen with plenty of space left.
The apartment has all modern appliances: in-unit washer/dryer, dishwasher, gas stove, oven, microwave, garbage disposal, and individually controlled heat/AC.
There’s also plenty of closet and kitchen storage. Both the living room and bedroom windows open for fresh air.
Sound insulation is great—we rarely hear our neighbors. We also have reliable hot water, strong water pressure, fast internet, and strong cell service throughout the apartment.
We’ve had no pest or rodent issues.
The building:
24/7 doorman/concierge with genuinely wonderful staff. They accept packages (we’ve never had one go missing), and food delivery can come directly upstairs.
The Dylan has only 165 apartments across 36 floors, so there are relatively few units per floor and elevator waits are generally short.
Amenities include a gym, indoor basketball court, rooftop lounge and outdoor sky deck with grills and seating, bike storage, and storage lockers. There’s also a resident printer and useful household items available to borrow, including vacuums and air mattresses.
Each floor has a trash chute, with a separate area for larger items. Common areas are well maintained, and in our experience maintenance requests are quick and easy.
The location:
Right on Fifth Avenue and across the street from Koreatown, with restaurants, cafés, groceries, shopping, and everyday essentials all around. Bryant Park, Herald Square, Penn Station, and the Empire State Building are all within walking distance.
Herald Square and Penn Station provide easy access to B/D/F/M, N/Q/R/W, 1/2/3, A/C/E, and PATH, making it very convenient for commuting around NYC, getting to New Jersey, or traveling via Penn Station.
We’ve genuinely loved living here and are only leaving because of work.

A full video walkthrough and photos of the apartment are available. The Dylan leasing team can also arrange tours of the building and amenities directly. We recommend starting with the video and a building tour; if you meet the building’s requirements and are seriously interested in the lease takeover, we can coordinate further as needed.
Incentives
The apartment has been very well maintained and is move-in ready. Furniture can be included or removed depending on your preference.
We are only considering an official lease takeover through The Dylan. All applicants must meet the building’s requirements and be approved directly by their leasing team.
