Additional fees

* Monthly Rent. The base monthly rent for the Premises is $2,500.00, corresponding to the monthly preferential rent paid by Sublessor under the Prime Lease.

* Furnished Apartment Surcharge. The Premises are being sublet fully furnished. Pursuant to applicable New York rent stabilization regulations, Sublessor shall charge a 10% furnished-apartment surcharge of $250.00 per month.

* Total Monthly Sublease Rent. Accordingly, the total monthly rent payable by Subtenant shall be $2,750.00 per month, consisting of $2,500.00 in base rent and $250.00 in furnished-apartment surcharge.

* Security Deposit. Upon execution of this Sublease, Subtenant shall pay a security deposit of $2,750.00, equal to one month's total sublease rent. The security deposit shall be held and administered in accordance with applicable New York State and New York City law and shall not be applied toward the final month's rent. Any permissible deductions and the return of any remaining balance shall be handled in accordance with applicable law following expiration or termination of the Sublease and surrender of the Premises.

* Utilities: Separate — ConEd based on monthly usage + $60/month Spectrum.

* Looking for: A responsible, tidy, organized tenant who will treat the apartment like their own. Ideally someone with stable employment/income who is respectful of the building and neighbors and prefers a quieter home with limited guests/parties. Guarantor preferred but not required. Tenant should be clean, communicative, reliable, and comfortable providing standard application/background documentation.
