This unit has everything you could ever want out of a New York City apartment and is the best one I've ever lived in by far. Plenty of room to have a full size living room set, queen bed and office space, 568 sq ft total. I truly wish I could stay but will be relocating to Los Angeles in the fall for work.

Take advantage of the cheap winter rate! Comparable 1-bed units in this building currently go for a few hundred to $1k more.

Residents will not be able to use the amenities from other buildings.

Additional fees

You will need to be approved by Brookfield Properties. They charge a $20 application fee per person.

You would need to show proof of income reflecting that you make 36x the monthly rent in gross annual income. Brookfield will need your 2 months most recent pay slips, 2 months most recent personal bank statements in USD($). If you are beginning new employment or not a US resident, please send Brookfield your offer letter and the email to contact your employer to confirm the accuracy of the offer letter.

If you are self-employed, Brookfield will require your 2 month's most recent personal Bank Statements. You will also need to provide your 2 most recent years of personal IRS tax transcripts. If you do not have 2 years of personal IRS tax transcript or if you are retired, you can qualify by showing at least 24x the monthly rent in liquid assets in a personal account.

If you are using a personal guarantor, they will need to make 72x the monthly rent in gross annual income. They will also need to provide a copy of their ID, 2023, & 2024/2025 personal IRS tax transcripts, and the 2 most recent months of their personal bank statement.

You can also use a 3rd Party guarantor called "Rhino" which is pre-approved by Brookfield. Rhino is very easy to use, instead of paying us a security deposit, you will pay Rhino a fee and they will act as your guarantor.
