The building is currently listing 50E, a few floors above and the same line, at $5,715 for a seven-month lease ending in March. This is the same apartment on the same timeline for $4,486. That is $1,229 a month less, or roughly $8,600 over the term, for the identical layout and exposure.

THE VIEW

This is the reason to take this apartment. West facing on a high floor with floor-to-ceiling windows and a completely unobstructed view of the Hudson. You watch the sun go down over New Jersey from your couch every night. Views like this in the building are priced well above what you would be paying here.

THE LOCATION

You are directly across the street from Moynihan Train Hall, and about a four-minute walk from Penn Station. The A, C, E, 1, 2, 3, 7, and LIRR are all within a quarter mile.

It is hard to overstate how much this changes daily life. I have left my apartment five minutes before an Amtrak and LIRR departure and comfortably made the train. You never have to think about cabs or traffic or leaving early. Getting anywhere else in the city works the same way, you are on a train in five minutes and most places in Manhattan in twenty.

The High Line, Hudson Yards, Whole Foods, and Starbucks are right out the door on the second floor.

THE APARTMENT

At 527 square feet with a genuinely large living space, it does not feel like a typical studio. Wood flooring throughout, stainless steel appliances, dishwasher, honed granite countertops, custom kitchen cabinetry, in-unit washer/dryer, and central AC. THE BUILDING

The Eugene is Brookfield's 62-story glass tower at Manhattan West, with over 55,000 square feet of amenities. The rooftop terrace, called the Hudson Club, is the best part. Panoramic views across the city and the river, outdoor grilling stations, a sunroom with a bar, a piano lounge with a fireplace, and a private dining room with a catering kitchen. It is the kind of space you actually use, not the kind you tour once and forget about.

There is a regulation-size indoor basketball court, which is close to unheard of in a Manhattan residential building. Also a two-story rock climbing wall, a golf simulator, an arcade, and a billiards room.

The gym is run by LA Palestra, with spin, yoga, and pilates studios, plus classes and private training available.

24hr doorman attended lobby with concierge service and a package room, so deliveries and anything that goes wrong are handled. Bluestone Lane coffee downstairs. Pet grooming station, bike room, cold storage, and private storage.

RESIDENT PARKING in the Manhattan West garage for a fee. I have used it personally and it is incredibly convenient to valet your car and walk right into the building without ever stepping outside. That is invaluable in an area as busy as Hudson Yards.

THE DETAILS

Lease assignment running through 3/15/2027. Start date is flexible, so if you need to move sooner or later than my listed date, tell me and we can likely work it out. The landlord has already approved the assignment, so this is not a maybe. Subject to their standard application and approval process. Standard lease renewal options are available at the end of the term, so you are not locked into moving out in March.

Short-term leases in this building are expensive. This one is not, and only because I need to move.
