The building

The building is undergoing Local Law 11 facade inspection and repair, which is a mandatory NYC safety requirement for buildings of this age. Scaffolding and blue protective netting are currently installed on the Washington Street side, directly outside this apartment's windows. See attached photo for an accurate view of what this looks like from inside. Some light comes through. Work hours are generally 9am–5pm on weekdays. Management currently expects the Washington Street portion to run into early 2027. I'd rather you know this upfront than be surprised at a showing.

Two ways to take this

Option 1 — Lease takeover (assignment) at $5,895/mo. You assume the remainder of my lease through June 12, 2027. Apartment is taken as-is in its current condition — management does not do a turn (painting, cleaning, floor refinishing) for lease assignments.

Option 2 — New 12-month lease at $5,950/mo. Management fully turns and refreshes the apartment before you move in, and you start a fresh lease term rather than picking up the remainder of mine.

Either way you'll apply directly through Two Trees (application, two recent pay stubs, current bank statement, government ID, $20 application fee) and pay first month's rent and one month security on approval.
