The building is "The Westport" luxury apartments. Amazing location...close to Midtown/Times Square, Hell's Kitchen, Central Park, Columbus Circle, but away enough that it's quiet. Large corner unit with large window that looks out over 56th Street and CBS Studios. There is a wonderful park a 5 minute walk away with baseball, tennis courts, and 2 dog parks which are wonderful for our little Shih Tzu. Grocery store, Starbucks, Dunkin, Pizza place, deli and etc. all one block or less away.

Doorman, package delivery, trash chute on the floor, laundry facilities on every floor (requires laundry card), amazing rooftop with view. Maintenance does a great job of upkeep, very responsive with requests for repairs/etc.

The apartment is furnished with a large sectional sofa that can sleep guests, two large flat screen TVs, a king size bed with a memory foam topper, all dishes, flatware, and cookware. Gas stove and fridge with ice maker included. Dishwasher included. There are several dressers and bookcases and a few storage cabinets that can be left in the apartment or put into storage. There are blinds on the windows and curtains that we can leave up or put into storage. All our personal items will be put into storage. Sublettor should supply all linens, towels, etc. We are looking for someone that will take good care of our apartment.

If you want further amenities like the gym, access to the party room, invites to special events. business room, etc., there is an additional fee of $75 per month per person. Bicycle storage can be arranged for $30 per month. Parking is available for a monthly and/or daily fee. The Mercedes Gym is a block away and has a wonderful pool, hot tub, and exercise equipment/classes. This is not included in rent!

Sublettor pays all utilities except for heat. There are two ac units in the apartment, one in the living room and one in the bedroom. These are not window units and put out cold air in the summer and the heat is good in the winter.

This is a HPD lottery apartment. This means that the sublettor must fit within the income requirements of the rental program we are under. The sublettor must make between $135,000 - 154,440 for one person or for two people $135,566 - 176,410. These are the limits of the program and the sublettor must provide documentation of this income to the leasing agent. This is in the form of pay stubs, tax returns, and other forms as will be requested by the landlord.

You will see that other 1 bedrooms in this building are renting for over $5000, as this is a lottery apartment in a luxury building. We are leaving the apartment for a year for a work sabbatical and will return to this apartment when we return to NYC.

Additional fees

Landlord will require a credit check and other documents. Fees should be minimum and I will update when I have more information.
