Hello! We are looking for an assignee to take over our lease at 505 State Street, a brand new luxury building powered entirely by renewable, solar electricity. This is a rare opportunity to secure a short-term (~5.5 month) lease in a premium high-rise at a below-market rate with the option to renew directly with management next year.

The building is also very pet friendly, but keep in mind that pets are not allowed in the communal areas to ensure that folks with allergies are still able to access all community spaces.
An amenity fee does apply and is currently $120/month for the 1st resident, then $60/month per additional resident. This is true for all apartments at 505 State, even if others don’t mention it explicitly.
The Location:
- I have done the analysis of the MTA transit map, so believe me when I say that there is no better location that right here for accessibility to New York City.
- You are directly across the street from Atlantic Terminal with access to the 2, 3, 4, 5, B, D, N, Q, R lines and JFK/Long Island via the LIRR). An 8-minute walk also gets you to the A, C, and G lines. - You are steps away from Whole Foods, Target, and the cultural hub of the Brooklyn Academy of Music (BAM).

The Process: This is an official lease assignment. You will apply directly through the building's management portal (Vero) and sign a new assignment lease with them. They require the usual qualifiers of income being at least 40x rent and good credit. Other items to note:
- Application fee: $20 per person
- Security deposit: 1 month’s rent
- Electric: sub-metered based on usage (my bill averages around $100/month, higher in summer, lower in winter)
- Water, hot and cold, included in rent
- Internet/wifi: for the tenant, available via Honest Networks, Spectrum, Fios
