I am relocating for work. This is an official lease assignment handled directly by Rockrose/The Everly, not an informal sublet. The incoming tenant will apply through building management, be approved, and sign a new lease for the remainder of the current term.

Incentives

No broker fee and no lease-assignment fee. The incoming tenant will take over the existing lease term directly through building management.

Additional fees

The application fee is $20 per applicant and covers the background and credit check. Applicants must generally document annual household income equal to 45 times the monthly gross rent.

Required documents typically include an employment-verification letter stating salary and start date, three recent consecutive paystubs, the most recent bank statement, and a government-issued photo ID. Students must also provide proof of enrollment and a current class schedule. Self-employed applicants must provide a CPA letter and their two most recent tax returns.

A personal guarantor must be US-based and document income equal to 75 times the monthly gross rent. The leaseholder must earn at least $50,000 annually to use a personal guarantor. TheGuarantors is also accepted.

At lease signing, the incoming tenant will pay the first month’s rent and a one-month security deposit directly to building management. All application documents and payments are handled directly by Rockrose/The Everly. The apartment will be transferred in as-is condition, and any existing rent concession will not transfer.
