The Property
• Located in a circa-1871 historic brownstone
• Licensed Furnished Short-Term Accommodation – This is a private furnished apartment designed for extended stays and corporate housing rather than a traditional residential lease. The apartment is fully private (not shared), but operates differently than a conventional residential rental.
Occupancy & Visitors
This suite is best suited for one individual or a consistent pair seeking a quiet home base in NYC.
Please note:
• Maximum occupancy is two registered occupants total
• No rotating or changing occupants during the stay
• Visitor privileges are generally available only for single-occupancy stays and require advance approval
• Frequent, unspecified, or open-ended guest visits are not permitted
Check-In
Check-in is conducted in person and is generally available Monday–Friday (excluding holidays). Self check-in is not available.
BEDROOMS & LAYOUT
The primary bedroom, located at the rear of the apartment, features a queen-size bed. A separate home office provides a dedicated space for work or study, while the front room—traditionally used as a living room—has been furnished with a second queen bed. This layout is especially well suited for two guests who desire separate sleeping arrangements. Please note: the separate work-from-home room is intended as office space only and may not be used as an additional sleeping area.
Please note: While the suite includes two queen beds, occupancy is limited to a maximum of two registered occupants regardless of bedding configuration.
Although the suite does not include a traditional living room, the spacious front room includes a sitting area with a loveseat and coffee table. The unit also features a fully equipped galley-style kitchen and a full bathroom.
VIEWS & WINDOWS
The apartment includes two decorative fireplaces original to the historic townhouse. Southern-facing windows overlook neighboring townhouse gardens, our Garden Room terrace, and a rear carriage house, along with distant views of Midtown buildings. Northern-facing windows look onto East 62nd Street and neighboring townhouses.
KITCHEN
The kitchen retains its original vintage character but is well suited for preparing morning coffee and simple meals. It features a new 20-inch gas range, dishwasher, and refrigerator (all replaced January 2026), along with a microwave, toaster oven, and coffeemaker.
Please note: Due to the apartment’s original cabinetry and compact New York kitchen layout, appliance door clearance is somewhat limited, though all appliances function normally.
BATHROOM
The bathroom includes a combination bathtub/shower and a pedestal sink.
IMPORTANT INFORMATION TO KNOW ABOUT THIS APARTMENT:
• This is a floor-through apartment having both front and back rooms.
• The apartment is located 4 flights up from the ground-floor entrance (fifth floor by U.S. standards). There is no elevator, and guests are responsible for carrying their own luggage up the stairs.
• The apartment features two queen beds to accommodate two registered occupants (no additional guests permitted).
• The front room is furnished with a queen bed, meaning there is no separate living room in the apartment.
• Portable air conditioners may be installed from June to October (additional fee applies).
• Closet space is limited; supplies such as a vacuum, A/C units, and fans are stored in the apartment. The front room has a bureau but no hanging closet.
ADDITIONAL HOME TRUTHS:
• Located near the Lexington Avenue–59 Street and 63rd Street subway stations, the apartment has access to the E, F, Q, N, R, and W lines. The surrounding neighborhood includes Central Park, museums, restaurants, grocery stores, shopping, and several major hospitals.
• As with most centrally located Manhattan buildings, guests should expect occasional city noise, including traffic, sirens, construction, and activity from neighboring buildings. Rooms at the rear of the house tend to be quieter than those facing the street, though apartments with both front and back exposures may experience a mix of city and courtyard sounds.
• Fireplaces are original to the historic house but are decorative only and may not be used.
• The apartments do not come equipped with an intercom or buzzer system. Typically visitors are met at the door and let in directly by the guest.
• Wi-Fi supports basic work-from-home needs but not heavy downloads. The suite does not include cable TV, but a TV is provided with a ROKU device for streaming Netflix, Amazon Prime, or other TV apps through subscription. Guests must have their own username and password to access fee-based programming.
• There is no in-house laundry, but guests have access to numerous wash-and-fold services nearby, many of which offer free pickup and delivery with 24-hour turnaround.
• Pets are not permitted.
• Expect the charm of an 1871 townhouse, including creaky floorboards and gently sloping wood floors.
• This home was built in 1871, so there are signs of wear.
