1871 House is a historic brownstone and does not have an elevator. All apartments require guests to climb stairs, and none are located at street level. The property may not be suitable for guests with mobility limitations.

We specialize in furnished short term rental apartments, extended-stay & corporate housing accommodations in the heart of New York City on the Upper East Side of Manhattan.

Our suites are best suited for guests seeking a stable, quiet home base in New York, rather than accommodations for hosting visiting friends or rotating occupants.

PRIVATE FURNISHED EXTENDED-STAY APARTMENT
Designed for extended stays and corporate housing, this is a private furnished apartment rather than a traditional residential lease. The apartment is entirely private (not shared) and operates differently than a conventional residential rental.

ROOM DESCRIPTION

Important Note: Recent Updates to the Garden Room. Photos will be updated shortly; in the meantime, the notes below reflect the current setup.

INTERIOR
• The room now includes a comfortable loveseat, creating a more inviting sitting area
• A neoclassical-style two-tier coffee table (in the spirit of Maison Baguès) has been added
• The two upholstered armchairs previously shown are no longer included
• Two dining chairs have been added at the table

TERRACE USE
• The terrace features teak decking and planters
• A teak bench is now the only outdoor seating provided
• All other exterior furniture shown in earlier photos has been removed

The Garden Room offers a serene retreat with exceptionally tall ceilings, elegant antiques and reproductions, large-scale paintings, and warm wood furnishings. A carved wood and marble fireplace serves as a focal point, adding to the room’s historic character.

The room features a dramatic window wall composed of four tall divided-light windows, five transom windows, and an operable French door opening onto the terrace. Please note that the windows themselves are not operable.

A marble-topped washstand with a full-size sink is located within the main room itself, in addition to the compact marble bathroom.

The terrace is a rare private outdoor space in Manhattan, with teak decking, planters, and seasonal plantings including lavender, hydrangeas, herbs, rhododendrons, and roses. A teak bench is provided for seating. The terrace changes noticeably with the seasons and may appear different from earlier photos depending on the time of year.

Bathroom: The fully tiled marble bathroom is compact and distinctive in layout, with the shower positioned between the sink and toilet. A wraparound shower curtain encloses the shower area during use, with a central floor drain integrated into the marble floor.

No Kitchen: While the room includes a microwave, fridge/freezer, electric kettle, cups, glasses, and cutlery, it does not contain a full kitchenette or cooking facilities.

The Garden Room is one of the quietest rooms in the house, as it is located entirely at the rear of the building. However, guests should still expect normal city sounds, including occasional traffic, construction, and neighboring buildings.

THINGS TO KNOW
• Access: The suite is one flight up (14 steps). There is no elevator in the building.
• Windows are not operable.
• Terrace: Accessible through the French door in the suite. This is a private outdoor space reserved for Garden Room guests and is not shared with other guests. The host or staff may occasionally access the terrace via a secondary staircase for plant care and maintenance and reserves the right to access the space when needed.
• The terrace varies seasonally and may look different from the photos during late fall, winter, and early spring, when plants are dormant or not in bloom. Access may occasionally be limited during severe winter weather.
• Seasonal planting, watering, and terrace maintenance generally occur during the warmer months.
• Heating & Cooling: Due to the large expanse of windows and French door, the Garden Room stays cooler in the winter months. There is a large radiator in the room that is controlled by the house's central furnace, and a supplemental plug-in heater is provided for guests who prefer the room to be warmer. A year-round air conditioner is available (A/C usage is fee-based from May–October).

ADDITIONAL HOME TRUTHS:
• Located near the Lexington Avenue–59 Street and 63rd Street subway stations, the apartment has access to the E, F, Q, N, R, and W lines. The surrounding neighborhood includes Central Park, museums, restaurants, grocery stores, shopping, and several major hospitals.
• NYC Ambiance: The house is situated on a charming side street rather than a busy avenue, offering a more residential feel. However, it’s important to note that given the home's central location, an authentic New York experience comes with the sounds of the city—whether it be roadwork, scaffolding, or the occasional honking of yellow taxis.
• While rooms located at the back of the house tend to be quieter than those facing the street, guests may still experience occasional city sounds such as distant sirens, construction noise, or activity from neighboring buildings. For apartments with both front and back rooms, a mix of city and courtyard sounds contributes to the New York experience.
• Wi-Fi supports basic work-from-home needs but not heavy downloads. The suite does not include cable TV, but a TV is provided with a ROKU device for streaming Netflix, Amazon Prime, or other TV apps through subscription. Guests must have their own username and password to access fee-based programming.
• There is no in-house laundry, but guests have access to numerous wash-and-fold services nearby, many of which offer free pickup and delivery with 24-hour turnaround.
• Fireplaces are original to the historic house but are decorative only and may not be used.
• The apartments do not come equipped with an intercom or buzzer system. Typically visitors are met at the door and let in directly by the guest.
• Pets are not permitted.
• The charming, late 1800s townhouse is not a modern structure – think creaky floorboards and sloping wood floors.
• This home was built in 1871, so there are signs of wear and tear.

Stays of 180+ days may qualify for a full waiver of NYC lodging taxes.

• The Garden Room uses a permanently installed air conditioning system during warmer months
• Due to the room’s design (large window expanse and no operable windows), cooling is required to maintain comfortable indoor conditions
• AC is in use seasonally, typically from May through October (timing may vary based on weather)
• Flat fee: $7.50/day (+ tax)
• Billed separately via Airbnb after booking
• Payment is required prior to check-in
• We ask guests to turn off the unit when leaving the room to help conserve energy

Occupancy & Overnight Guest Policy
• Open-ended, rotating, or frequent overnight guest arrangements are not permitted.
• The number of guests listed on the reservation must reflect the actual occupants staying in the suite.
• If you anticipate hosting multiple family members, changing occupants during your stay, or frequent overnight visitors, our property may not be the right fit.

Occasional Overnight Visits
We welcome limited, short-term visits (7 nights or fewer), provided:
• Specific dates are disclosed in advance
• Written approval is granted prior to arrival
• The visitor completes registration and provides government-issued ID
• The primary renter is present during the stay
• Fees are paid in advance via Airbnb
Overnight visitor fees:
• $185 for the first night
• $85 for each additional night (plus tax)
We are unable to accommodate open-ended or unspecified “occasional” guest arrangements.

Hosting more than one or two different overnight visitors within a 4-week period is generally not suitable for our property.

Registration
• Only registered and pre-approved guests may stay overnight.
• Unauthorized occupants, unregistered visitors, guest substitutions, or exceeding the maximum occupancy may result in:

• A $250 per day charge per unregistered person

These policies protect the safety, licensing compliance, and peaceful environment of our historic townhouse.

Overnight Guest Guidelines
Any approved overnight guest must:
• Follow all house rules, including no smoking, no pets, quiet hours, and trash/recycling procedures
• Provide government-issued photo ID prior to arrival
• Be hosted by the primary renter, who must remain present during the stay
• Return any issued key at the end of the visit

Children Under 10
NYC law requires window guards to be installed when a child under 10 will be present in the apartment.
• A minimum of 60 days’ advance notice is required
• Installation cannot be done in-house
• The cost is approximately $150 per window and is paid by the guest

We are unable to accommodate short-notice stays involving children under 10 due to these legal requirements.

Please note, our late-1800s townhouse retains much of its original character, which includes signs of age and may not meet all accessibility needs. There is no buzzer or intercom, so guests must coordinate directly with delivery services. Some city noise is to be expected due to our central location.

We’re unable to accommodate pets, and there is no on-site laundry. However, several nearby laundry and dry-cleaning services offer convenient pickup and delivery.

Lastly, your host resides on the premises.
