Our suites are best suited for guests seeking a stable, quiet home base in New York, rather than accommodations for hosting visiting friends or rotating occupants.
PRIVATE FURNISHED EXTENDED-STAY APARTMENT
Designed for extended stays and corporate housing, this is a private furnished apartment rather than a traditional residential lease. The apartment is entirely private (not shared) and operates differently than a conventional residential rental.

APARTMENT DESCRIPTION (Madison Suite)
Located within a historic 5-story townhouse in the Upper East Side Historic District, the Madison Suite is a spacious 1-bedroom apartment on East 62nd Street, between Park Avenue and Lexington Avenue. The building sits on a tree-lined residential block just a few blocks from Central Park, with convenient access to East Midtown, museums, restaurants, cafes, and neighborhood services.
Please note the apartment is located three flights up from the ground floor (equivalent to the fourth floor in U.S. numbering), and there is no elevator.
The suite spans approximately 830 square feet and includes a separate area suitable for work or study, making it well-suited for extended stays and remote work.
The Madison Suite occupies the entire third-floor level of the townhouse and offers two distinct exposures.
At the front (north-facing), three divided-light windows overlook East 62nd Street, with treetop views and surrounding historic townhouses. At the rear (south-facing), windows overlook the townhouse garden terrace, neighboring gardens, and the carriage house, with partial views of the Midtown skyline in the distance.
The layout is divided into two main zones. The rear portion includes a queen bedroom with good natural light and a quiet residential outlook. The front portion contains the main living area, with a daybed, seating area, and a small breakfast nook adjacent to the kitchen.
A separate alcove near the bedroom functions as a home office or storage area, depending on guest needs. Please note: the separate work-from-home room is intended as office space only and may not be used as an additional sleeping area.
The apartment features 10-foot ceilings, parquet hardwood floors, and two decorative marble fireplaces. One is located in the bedroom, and the other separates the living area from the front room.
Furnishings include a mix of antique and vintage pieces, including English pine storage furniture and a large armoire in the front room.
KITCHEN
The kitchen is older but fully equipped for basic cooking needs. It includes an apartment-sized refrigerator, four-burner gas range with oven, dishwasher, coffeemaker, toaster oven, and standard cookware, dishware, and utensils.
A windowed dining nook is part of the kitchen area, furnished with a round table and chairs. It overlooks East 62nd Street and offers a pleasant spot for morning coffee, meals, or casual work.
CLIMATE CONTROL
Air conditioning is available seasonally from June through October and can be installed upon request.
LIMITED CLOSET SPACE
Closet space is limited. There are closets in both the bedroom and the smaller adjoining room, plus an armoire in the front room. Some storage areas also contain apartment supplies such as the vacuum and air conditioning units.
SLEEPING ARRANGEMENTS
The apartment includes one queen bedroom and a daybed in the front room. It is designed for up to two registered guests. The daybed can be used as an alternative sleeping setup for the same occupants but is not intended for additional guests.
ADDITIONAL HOME TRUTHS:
• Located near the Lexington Avenue–59 Street and 63rd Street subway stations, the apartment has access to the E, F, Q, N, R, and W lines. The surrounding neighborhood includes Central Park, museums, restaurants, grocery stores, shopping, and several major hospitals.
• As with most centrally located Manhattan buildings, guests should expect occasional city noise, including traffic, sirens, construction, and activity from neighboring buildings. Rooms at the rear of the house tend to be quieter than those facing the street, though apartments with both front and back exposures may experience a mix of city and courtyard sounds.
• The fireplaces are original to the historic house but are decorative only and may not be used.
• The apartments do not come equipped with an intercom or buzzer system. Typically visitors are met at the door and let in directly by the guest.
• Wi-Fi supports basic work-from-home needs but not heavy downloads. The suite does not include cable TV, but a TV is provided with a ROKU device for streaming Netflix, Amazon Prime, or other TV apps through subscription. Guests must have their own username and password to access fee-based programming.
• There is no in-house laundry, but guests have access to numerous wash-and-fold services nearby, many of which offer free pickup and delivery with 24-hour turnaround.
• Pets are not permitted.
• The charming, late 1800s townhouse is not a modern structure – think creaky floorboards and sloping wood floors.
• This home was built in 1871, so there are signs of wear.

Single vs. Double Occupancy
• If two people will occupy the suite regularly — or if a partner may visit intermittently without fixed dates — the reservation must be booked for two guests for the entire stay. Airbnb will automatically calculate the correct pricing.
• The second guest must be the same individual for the duration of the stay; rotating occupants are not permitted.
• For extended stays involving a consistent second occupant, a monthly supplemental fee applies.
Occasional Overnight Visits
We welcome limited, short-term visits (10 nights or fewer), provided:
• Specific dates are disclosed in advance
• Written approval is granted prior to arrival
• The visitor completes registration and provides government-issued ID
• The primary renter is present during the stay
• Fees are paid in advance via Airbnb
Overnight visitor fees:
• $185 for the first night
• $85 for each additional night (plus tax)
Registration & Enforcement
• Only registered and pre-approved guests may stay overnight.
• Unauthorized occupants, unregistered visitors, guest substitutions, or exceeding the maximum occupancy may result in:
• Immediate cancellation of the reservation
• A $250 per day charge per unregistered person

Overnight Guest Guidelines
Any approved overnight guest must:
• Follow all house rules, including no smoking, no pets, quiet hours, and trash/recycling procedures
• Provide government-issued photo ID prior to arrival
• Be hosted by the primary renter, who must remain present during the stay
• Return any issued key at the end of the visit
Children Under 10
NYC law requires window guards to be installed when a child under 10 will be present in the apartment.
• A minimum of 60 days’ advance notice is required
• Installation cannot be done in-house
• The cost is approximately $150 per window and is paid by the guest
We are unable to accommodate short-notice stays involving children under 10 due to these legal requirements.

We are a small family-run business located in the heart of one of the largest cities in the world, offering guests a unique experience that blends the intimacy of a small town with the excitement of New York City. To help ensure a pleasant stay for all our guests, we have developed some policies that we ask guests to familiarize themselves with before booking.
Discounts are not directly offered for monthly or annual stays as our pricing is already priced for prime location furnished extended stay rentals and is competitively priced compared to short-term stays at hotels or hotel alternatives in the area. Our historic townhouse was built in the late 1800s and retains much of its original structure, which may not be suited for all accessibility needs. Please also keep in mind that this is not a modern structure and there may be signs of wear and tear.
The suites are not provided with a buzzer or intercom system so guests will need to coordinate with delivery services and meet them at the front door of the house. Additionally, as we are located in a bustling city, guests should expect some street noise from construction or traffic.
Please note that there is no laundry facility in the building, but guests have access to a multitude of nearby laundry and dry-cleaning merchants that offer laundry service by the pound with free pick-up and delivery.
