PROCESS:
I try to keep it super simple and it can technically all be done in a day or two tops if everything is in order. Short-term/ultra short-term is almost identical to how I do things long-term. Here's a quick breakdown of how the process works to hopefully demistify things upfront:
Happy to get on a screener call or two, which can be over FT/video call or not. If it seems like a fit, paperwork and everything else is super minimal, straightforward, common-sense, and streamlined.
Once we do a screener call (which I'll make every effort to schedule sooner rather than later with you), I usually follow that up with a video/in-person tour (I can set that up right away too).
From there, I share a draft roommate agreement based on our agreed price and timeline. That'll have the basics (payment timeline, house rules, etc.—really common sense stuff lol, like basic cleanliness and respect). We take a look and review collaboratively (goes quick, can sometimes also be done in an hour or less, bututually takes between 4-36 hours total, depending on our schedules). I will make any necessary edits, we sign via a secure 3rd party like Docusign, you pay the deposit (usually partial rent & security) then just pay the other half (or part of) rent & secruity when you get here on moving day, which I'll be there for in exchange for keys and we good!
So, to re-cap the process:

5. Final payment on move-in, and that's literally it!

**PRIMARY PURPOSE OF THIS AD** Subletting My Master Bedroom: looking for a new, chill, and reliable roommate for my really nicely furnished private Master Bedroom in my apartment with WASHER/DRYER and in-building laundry for any/flexible term length for Spring/Summer 2026 onwards : )
The room (the master bedroom) is my own personal baby, pretty large by Manhattan standards, and is FULLY furnished to the teeth. I know because it's my own personal master bedroom and I was using it for a really intense WFH job when I first got this apartment.
Conveniently located elevator building directly off 1st Ave, with washer and dryer in building.
I've been in NYC over 10 years and in this apartment for 4 now going on 5. I absolutely love it here and I want to hold onto this place for dear life, so I'm extending my lease and subletting to help with rent.
The larger room is laid out more like it’s own mini-studio and is truly a home of it’s own. It's definitely ideal for someone looking starting a new internship or job, experience downtown Manhattan or Brooklyn (we're right off the L and really close to Union Square) or be close to family and friends, someone who really values quality sleep in a chill, well-furnished, safe, serene, centrally-located home-away-from-home.
Also really great for anyone trying out NYC for the first time in need of a safe, clean, cozy, and centrally-located launchpad to conduct a search for longer-term housing from.
• No weird broker’s fees or extensive paperwork.
• Can accommodate couples (please let me know in advance if this is necessary though lol)
• Simple and straightforward month-to-month arrangement with a generally agreed upon timeline upfront, or if you have another timeline in mind, just feel free to shoot me a DM and maybe we can work something out :)

• SMALL ROOM: Available the on a flexible/TBD basis only but not currently anticipating, since I am holding it down here myself.
• LARGE ROOM PLEASE READ: AS OF RIGHT NOW: Looking for a chill/clean/reliable roommate to move in Early Spring onwards; my current roomie has to leave NYC @ the end of March for work and her new place she just bought. • Rent is flat and includes all utilities, minus the Fios Ultra High Speed 2 Gb internet (the fastest internet available). All the buildings here are powered with high-end solar the roofs, so electricity is already baked into rent as a flat-fee, so you can run the electricity around the clock (incl. all lights/AC/whatever you want 24/7 technically– go wild, it’s included in your rent lol :)
Both rooms are really nicely, fully furnished with plenty of shelving, their own in-room closests, queen-sized Purple beds, and world-class WFH setups with monitors and large Autonomus brand standing desks.

I am doing a little traveling and subletting this year due to job changes and some earlier medical bills that got a little crazy lol so we are looking for a chill, at least somewhat social, professionally responsible person (of literally any background, age, or gender/non-binary, all are super welcome) to sublet my huge, fully furnished private master bedroom in my shared apartment off 1st Ave in Gramercy/East Village with one other (M, really nice and chill, 26) roommate in an elevator building in Gramercy/East Village for a chill short term, nightly, or month-to-month sort of arrangement with very flexible move-in/move out terms:
By Manhattan or even most city standards, the master bedroom is no joke. Spacious, private, super clean, chill oasis in the East Village / Gramercy neighborhoods, right off 1st Ave in a super vibrant neighborhood (and because we’re right off the L train, all of Williamsburg and Bushwick is also mad close)!
Commute-wise, it’s amazing (L train 3 minute walk), busses (m23 and m15 right downstairs), one of the much nicer Citibike stations directly on outside our door, etc.
Master Bedroom:
16x12 true oversized, private bedroom, with great sunlight exposure from two windows on both sides (it’s a corner apt) overlooking a sprawling green courtyard. Luxury queen bed, FIOS 2G internet, climate controlled and well-no annoying or loud radiators), Article couch, 4K TV & piano in room, standing desk, etc.. Courtyard facing with blackout curtains and HEAVY WINDOWS means literally zero street noise. I’ve been in NYC for a while and had many apartments and I can’t begin to describe how nice this can be.
(We also live in a really well-insulated apartment so sound barely travels between the common areas and rooms, and our neighbors are all chill so it's especially wonderful at night, or anytime you just need some peace and quiet).
Beautiful modern kitchen (well supplied with a ton of cooking supplies and appliances and you’re more than welcome to use all of our stuff too). Shared 4K TV with pullout couch in living room.
Guests always welcome but you’d be expected to not completely take over the common areas at all hours as right now there’s a very chill shared space vibe going on :d
My roommate in the other room is in his mid-20s, super chill, and works in tech at a big firm and is pretty social but also likes to stay at home at night. He’s super tolerant of a variety of schedules as long as there’s no insane partying on weeknights and it’s not like loud loud late at night.
For two (M) roommates especially we are extremely clean and respectful of common areas and each other. Looking for someone who is not a "neat-freak" per se but just similar and generally responsible and good at picking up after themselves/respectful of common areas from day-to-day.
This apartment has access to everything from a centrally located spot and because the room itself is not street-facing at all and the heavy duty windows and double layer blackout curtains you’ll literally get some of the best nights rest you’ve ever had in NYC here.

Other info
For Summer/Fall 25 rentals the rooms are completely furnished and the intent is for them to remain so longer term; bringing furniture is not the point of this awesome, fully furnished room, espeically for the bed/desk as they are all new, super well-cared for, and really high-end but if you want to work something out it can be discussed!
Rent is stabilized but will likely go up $150-200 tops in June which would be split evenly among rooms.
Pets under 30lbs allowed, including service dogs, but must be extremely well-trained. Since we don't have pets often if at all here, there is a heavier before/after pet deep-cleaning fee, and you'd have to be okay fully pet-proofing the apt together).
We also love cats, although again it would be new territory, I'd be happy to figure it out together :)
