We’re looking for someone to sublet our rent-stabilized 1-bedroom, 1-bath apartment in Hoyt & Horn, or sign a net-new lease with the building if preferred. The apartment is available for move-in as soon as August 12, but specific start date can be negotiable.

It’s a very comfortable, well-laid-out space with great natural light and a clean, modern feel. The living area is open but still cozy, the kitchen has full-size appliances and plenty of storage, and there’s an in-unit washer/dryer which makes a big difference day-to-day. The bedroom easily fits a king bed plus additional furniture, and has plenty of closet space.

The building itself has been a huge plus for us — 24/7 doorman, great gym, golf simulator/pool table, and a rooftop with great views. The location is also super convenient with easy access to multiple subway lines and everything around Downtown Brooklyn. Net new 12-month lease with building is likely available if preferred — apartment is rent stabilized so any increase in rent is capped by the city.

We’ve loved living here, but we're moving into a 2BR in early August.
