The new tenant must apply directly with the building’s leasing team and qualify to take over the remainder of the lease.

Application fees

$20 application fee for the applicant
$20 application fee for the guarantor, if one is needed
Fees are non-refundable

Required documents

Government-issued photo ID
Signed Authorization to Release Records form
2 most recent pay stubs
Income must be at least 40x the monthly rent
If using a guarantor, guarantor income must be at least 80x the monthly rent
If self-employed: 2 most recent years of tax returns instead of pay stubs
Most recent complete bank statement
Guarantor must also submit the same supporting documents, if applicable

Additional payment requirements

At signing, the assignee must pay one month’s rent
If applicable, the assignee may also need to pay an additional security deposit
If the assignee’s FICO score is below 700, management may require extra security deposit up to one month’s rent

Important assignment terms

The apartment is taken as-is
Management does not clean, prep, or inspect the apartment before the assignment
Keys must be transferred directly between current tenant and assignee
Any prorated rent and security deposit adjustments are handled directly between the current tenant and assignee; management does not refund either to the current tenant
Current rent account must be fully paid and up to date before an assignment can be approved
Once approved, both parties will sign assignment documents
