We are moving out of our 1-bedroom, 3rd floor walk-up in Park Slope / South Slope and we are assisting our Management / Landlord in finding a new tenant. This is a new lease of $2,990 not a sublease!

It is far more preferable to us to find someone for as close to May 1st as possible.

- It’s a fantastic spot! You are a 10 min walk (8 if you walk like a New Yorker) to the 7th Ave F/G Trains, and a 10 min walk from the R at Prospect Ave, just three stops to Atlantic Ave Barclays.
- Nitehawk Cinema / Prospect Park West entrance just a 10 min walk away, an absolute haven. Plenty of vibrant wine bars, cocktail spots, dives, and restaurants nearby. Barbés has great live music!
- Crunch gym a 4 min walk down the street, plenty of yoga / pilates studios around. Movement Gowanus a 10 min bike ride.
- 6/15 Green community garden is right outside the apt (you can even see the willow tree from the bedroom window) for a relaxing Sunday summer’s read. Wonderful sense of community in the area.

The Apartment:
- Large bedroom with two spacious closets with overhead storage.
Fits a queen (pictured) or easily a king bed, two nightstands, loveseat or reading chair, desk, etagere, piano keyboard comfortably and still have room to breathe.
- Beautiful natural light in the bedroom all day, ideal for working from home. I keep my desk in here as it’s so lovely.
- Kitchen and living room have minimal natural light, so you’ll have lights on, but it’s still a cosy vibe.
- Full bathroom with bathtub
- Extra storage in the hallway
- There’s a lovely tree right outside the bedroom window, which makes the space feel especially peaceful. I added a feature wall for some warmth, flair, and separation and am happy to leave it or repaint it for you. You would not be charged to repaint it once you eventually move out, that will be taken out of my security deposit. The bathroom is back to its original warm white.

Building Perks:
- Laundry in basement (2 Hercules washers + 2 dryers). No coins! Just load cash onto a laundry card. Trash/Recycling/Compost also in basement.
- Weekly cleaning + monthly pest control in hallways, optional free in-apartment service avail
- Small foyer for packages, never had anything stolen.
- Friendly neighbors
- As far as pets go, there are dogs in the building, not sure if this incurs other costs.

Management:
- Responsive and easy to reach (weekday 9-5). If you have an emergency, you can call the same number after hours and they have a separate service that will answer.
- Their office is about a 15-minute walk away, and they’re genuinely kind and helpful. Rent is paid via check (I just set up auto-pay through my bank, super easy).

There is a beautiful feature wall in the bedroom (pictured) that has received interest - I am happy to keep it as is for you. If so - I have agreed with the manager, Yiannis, that $200 will be taken out of MY security deposit, so that you will not have to repaint when you eventually would move out of the apartment.
