THE PARLOR STUDIO APARTMENT DESCRIPTION
Located on the parlor floor of a 19th-century brownstone on East 62nd Street, this studio apartment offers approximately 327 sq. ft. (30 m²) of living space in Manhattan’s Upper East Side Historic District. The apartment features 12-foot ceilings, hardwood floors, oversized windows, and views of neighboring townhouses on a tree-lined residential block. The apartment retains many traditional brownstone proportions and details reflective of the building’s 19th-century origins. Central Park, museums, restaurants, and multiple subway lines are all within walking distance.
FEATURES & AMENITIES
• The apartment is one flight up (14 stairs) from the ground-floor entrance level (2nd floor by U.S. standards). There is no elevator, and guests are responsible for carrying their own luggage.
Size & Layout
• Approximately 327 sq. ft. (30 m²) studio layout.
• High ceilings and three oversized double-pane windows with bamboo shades and lace panels.
Furnishings
• Antique iron queen bed.
• French armoire.
• Sofa, wool rug, decorative fireplace mantel, and vintage artwork and prints.
Sleeping Arrangements
• One queen bed suitable for single or double occupancy (see additional guest policy).
Kitchenette
• Includes a sink, under-counter refrigerator, microwave, toaster oven, French press, drip coffee maker, electric kettle, and basic utensils.
• No stove.
• Suitable for preparing light meals and snacks.
Bathroom
• En suite bathroom with a tub/shower combination, pedestal sink, and toilet.
Tech & Comfort
• Flat-screen TV with ROKU streaming capability (no cable service).
• Portable air conditioning units available June–October for an additional fee.
Storage
• Limited storage space including a compact hanging closet, bureau, and armoire shelving.
ADDITIONAL HOME TRUTHS:
• Located near the Lexington Avenue–59 Street and 63rd Street subway stations, the apartment has access to the E, F, Q, N, R, and W lines. The surrounding neighborhood includes Central Park, museums, restaurants, grocery stores, shopping, and several major hospitals.
• As with most centrally located Manhattan buildings, guests should expect occasional city noise, including traffic, sirens, construction, and activity from neighboring buildings. Rooms at the rear of the house tend to be quieter than those facing the street, though apartments with both front and back exposures may experience a mix of city and courtyard sounds.
• Fireplaces are original to the historic house but are decorative only and may not be used.
• The apartments do not come equipped with an intercom or buzzer system. Typically visitors are met at the door and let in directly by the guest.
• Wi-Fi supports basic work-from-home needs but not heavy downloads. The suite does not include cable TV, but a TV is provided with a ROKU device for streaming Netflix, Amazon Prime, or other TV apps through subscription. Guests must have their own username and password to access fee-based programming.
• There is no in-house laundry, but guests have access to numerous wash-and-fold services nearby, many of which offer free pickup and delivery with 24-hour turnaround.
• Pets are not permitted.
• The charming, late 1800s townhouse is not a modern structure – think creaky floorboards and sloping wood floors.
• This home was built in 1871, so there are signs of wear.

Single vs. Double Occupancy
• If two people will occupy the suite regularly — or if a partner may visit intermittently without fixed dates — the reservation must be booked for two guests for the entire stay. Airbnb will automatically calculate the correct pricing.

• Only registered and pre-approved guests may stay overnight.
• Unauthorized occupants, unregistered visitors, guest substitutions, or exceeding maximum occupancy are not permitted and may result in:
• Cancellation of the reservation
• A $250 per day charge per unregistered person
These guidelines are in place to ensure a safe, compliant, and quiet environment for all guests.
Overnight Guest Guidelines
Any approved overnight guest must:
• Follow all house rules, including no smoking, no pets, quiet hours, and trash/recycling procedures
• Provide government-issued photo ID prior to arrival
• Be hosted by the primary renter, who must remain present during the stay
• Return any issued key at the end of the visit
Children Under 10

• The cost is approximately $150 per window and is paid by the guest
We are unable to accommodate short-notice stays involving children under 10 due to these legal requirements.

We’re unable to accommodate pets, and there is no on-site laundry. However, several nearby laundry and dry-cleaning services offer convenient pickup and delivery.
