Incentives

- Monthly rent is an all-in cost that includes: utilities (including central heat and air), 1 cleaning service per month / at the end of the sublease, access to amenities (gym, rooftop, courtyards, game room), and Verizon Fios internet
- If the full 1.5 months is subleased, the total is $5,910 ($3,900 for 1 month plus $2,010 for 1/2 month rent which includes rent, utilities, WiFi, access to amenities, and $140 cleaning at the end)

Additional fees

Application requirements:
- $20 for the non-refundable credit application fee
- Provide a copy of state ID and proof of income to building management (1 of the following: 2 pay stubs, W2, 1040 or 1099, or tax return)

Important Notes:
- After approval, a $500 holding deposit is required to reserve the apartment and take it off the market. This amount will be applied toward your first month’s rent.
- If plans change: If you decide not to move forward, the deposit will be returned minus any actual costs I incur from holding the apartment (for example, if it stays vacant during that time). I will make a reasonable effort to find another renter.
- Sublease agreement & security deposit: You’ll sign a standard sublease agreement and provide a security deposit (up to one month’s rent), in line with New York law. The security deposit is refundable at the end of the sublease, minus any damages beyond normal wear and tear.
