Property Details

- This is a sunny 1-bedroom walkup on the upper east side between 2nd and 1st Ave. It's on the 5th floor (so you walk up 4 sets of stairs).

- I LOVE this spot and lived here for 3.5 years, but will be signing a new lease and moving in my partner mid April. So I need someone to cover the remaining 6 months. And yes, you can definitely re-new the lease after that.

- The apartment is in very good condition. I lived here solo with no pets. Took care of all amenities.

- I bought my own new GE A/C unit from Best Buy when I moved in in late 2022 and had it installed. You can have it.

- It's very conveniently located: It takes me about 6 min to get to the Q, 14 min to get to 4, 5 on 86th (there's a closer one on 96 for 6 train). I walk from here to central park every Friday (15 min), and to Carl Schurz park 2-3 times a week (12 min).

- Living room is spacious and very well lit.

- Bedroom is small, it fits a queen size bed but will only have one side for a night stand. It's also a bit dark compared to the living room.

- Two closets with additional storage above them to store items (see pictures).

- Kitchen is small, the stove is good and has an oven. The cabinets are in good shape and you can store items on top of them too. The fridge is small, the freezer is.. let's just say it tries. But you would need to buy an additional freezer if you need a regular one.

- The bathroom and bathtub are in very good condition. Nothing fancy but up to date.

- There is no washer/dryer in the building. Mat Laundromat is 5 min away. But I only used East River Cleaners for wash and fold, 2 minutes away.

- Ton of excellent cafes in the area (Two Madam Bonte cafes, La Bomboniera, Patisserie Vanessa, Michaeli Bakery, etc. The Bagel Shop is one of my favorite bagel spots in the city. Lots of great museums and culture centers walking distance (The Guggenheim, Cooper Hewitt, The Met, 92NY, Neue Galerie, etc.)

Additional fees

Requirements from the leasing office:

1. Photo ID.
2. Letter of Employment that includes annual salary.
3. Recent paystub.
4. Recent bank statement.
5. $20 application fee.

Basically they want proof you have 40x rent. If you're not employed (e.g., student) they requested a guarantor who can prove they have 80x rent. Please also note that the landlord is apparently a cat person. They do not allow dogs.
