**Rent Stabilized**

My husband and I are moving out of our 1 bedroom apartment. Move in would be March 1, 2026 to take over our current lease. Our current lease ends on July 31, 2026. There will be an option to renew at the end of the current lease cycle. The apartment is rent stabilized.

If you apply, you must earn 40× the rent or have a guarantor who earns 80× the rent. Additionally, in your application, you are required to provide three consecutive pay stubs and bank statements, the most recent W-2, a state ID, an employment letter, and proof of rent payments to the landlord.

BEDROOM
- AC/heater unit located in bedroom
- we currently have a full size bed, desk and large dresser in our bedroom
- custom fit blinds in bedroom will come at no additional cost

BATHROOM
- medicine cabinet (mirror comes with a feature to prevent fog during hot showers)
- w/d in unit (located in bathroom)
- note: shower head in photos does not come with apartment
- window (somewhat rare in NYC)

PRIVATE TERRACE
- the terrace extends the full length of the apartment making it quite large and spacious (great for hosting parties, we've accommodated 40-50 ppl in our apartment for larger get togethers)
- all furniture and wood decking will be come at no additional cost
- furniture included: 1 picnic table (IKEA), 1 "conversation set" consisting of 2 large chairs, 1 loveseat and 1 coffee table with storage.
- unfortunately, we've misplaced *one* of the cushion covers.
- we have 2 partitions that help divide our part of the terrace from the neighbors. these partitions also include storage. (Note: 1 of the partitions has a broken piece)

KITCHEN/LIVING/DINING
- refrigerator and dishwasher were replaced in summer 2024
- AC/heater unit in living room was replaced in Jan 2026

GENERAL BUILDING
- elevator in building
- parking garage in building
- ButterflyMX used as virtual doorman to receive packages and deliveries

NEIGHBORHOOD
- apartment is located very close to Pratt University on Grand Ave and Myrtle Ave.
- BondVet, Pet store and Doggy daycare located across the street
- multiple bodegas and Key Food also less than 5 min walking distance
- Tend dental, urgent care and spear physical therapy also less than 5 min walking distance

TRANSPORTATION
- B54 stop is less than 2-3 min walk to transfer to ACF at Jay St Metrotech.
- B62 stop (to downtown bk) is less than 5-6 min walk
- Clinton Washington G train stop is 10-12 min walk (2 stops to Hoyt Schermerhorn to transfer to AC).
