Property Details

Hi! I’m looking for a responsible and friendly roommate for my gorgeous Crown Heights North Historic District apartment. Current roommate of 2.5 years is leaving to move into their own place with their partner.

MOVE-IN DATE: March 1

THE APARTMENT:
- 3BR / 1.5BA, (used as 2BR plus office) shared with me, our bedrooms are on opposite ends of the apartment for privacy

- Available bedroom is street-facing, approximately 14.5’ x 7.75’, with 10’ ceilings, southern exposure, fits a queen bed, desk, dresser, and has a closet with extra storage space above it. Photos included from a few roommates over the years.

- Third bedroom is a shared office/art/exercise/storage space (split evenly - but you get this extra closet). I work from home most days, and this setup has worked fine with past roommates working from this space at the same time.

- Stainless steel appliances, dishwasher, central air conditioning and heat (we control temp), modern bathrooms, FREE basement laundry, extra basement storage, and a shared front patio with furniture and a grill

- Common areas are furnished, but I am open to incorporating your pieces

- Plenty of kitchen/bath storage available for your things

- Top (4th) floor of a beautifully renovated, landmarked 1899 walk-up building, on a quiet, tree-lined block

- Quiet, peaceful building with friendly and respectful neighbors

NEIGHBORHOOD:
- Located in Crown Heights North Historic District, approx 1-1.5 miles to Brooklyn Museum, Botanical Garden, Central Library, Prospect Park, 5 min to Brower Park

- Tons of bars, restaurants, fitness, and grocery options nearby

- 8–10 min walk to Nostrand A/C or 15–20 min walk to 2/3/4/5 at Nostrand, President, or Franklin.

- 20–30 min commute to Lower Manhattan, 45 min to Midtown

LANDLORDS:
Exceptional NYC landlords. Responsive, communicative, no HPD complaints. Super lives on the block. A major reason I’ve stayed here for 9 years.

ABOUT ME:
Late-30s woman working full-time in sustainability consulting, mostly from home. Very community-oriented, volunteer with food security and environmental organizations, and help run a free public kayaking program. I enjoy baking GF treats (will share!), board games, puzzles, and hosting occasional game nights. Bonus: I have a car for grocery trips or weekend hiking escapes out of the city.

ABOUT YOU:
Respectful, kind, and friendly. It’s nice if you sometimes enjoy cooking shared meals, conversation over a glass of wine, or streaming shows together when time allows—but it’s totally fine if this is not your thing. I’ve lived with many people over the years who are still great friends, as well as people who had nothing in common, so we kept to ourselves—either works. This is a safe place for people of all backgrounds. I’ll happily consider someone with a pet with landlord approval, but I do not have a pet myself and have no intention of getting one. A previous roommate had a dog, and I truly miss having her around!

SHARED LIVING EXPECTATIONS (IMPORTANT):
- You clean up after yourself when cooking. You value clean, organized, low-clutter common spaces—but plants don't count—the more the merrier! :) What your own room looks like is your own business, however I can't function in a visually chaotic environment, and if our common spaces are cluttered, it makes it very hard for me to focus and maintain order in my own. If this resonates with you, we'll get along great. If you're the type who loves tchotchkes or doesn't mind a messy environment, I wish you the best, but this would not be a good fit.

- Because of my own health needs, someone who likes to bake/cook with wheat flour regularly would not be a good fit in our shared kitchen, but we can make it work occasionally if needed, and other wheat-based products are not an issue, only flours/baking mixes that become airborne when poured/mixed. I'll share more details on that with those who reply!

- You must be comfortable keeping the thermostat set at 72–74°F and using fans, a portable AC or space heater, or your window to adjust your own room from there if needed.

- Outside of these 3 key health/mental health/comfort factors, I am a live-and-let-live kind of person. I point these 3 things out because they are truly incredibly important to me, so please be honest with yourself on whether they align with you or not, so we can both enjoy being in our home!

RENT & UTILITIES:
- $1,985/month each, utilities included: A/C, heat, gas, electric, hot water

- Not included: Verizon Fios internet: $90/month to split

- TV with Roku - open to sharing costs for streaming subscriptions

LEASE & MOVE-IN COSTS:
Current lease runs through July 31, 2026. Both parties must sign the main lease with our landlord. This is not a sublease. The landlord does not want to change the renewal date, so you'd sign a 5-month lease for now, with the option to renew for another 12 months when it's up (but flexible to replace you if you need to leave before the 12-month renewal term is finished).

Move-in: $3,970 total ($1,985 first month rent + $1,985 security, via tenant portal)

Landlord’s application requires ID, proof of income, recent tax return, recent financial statements, guarantor if needed. $6 application fee.
