RENT STABILIZED apartment that was gut renovated before I moved in June of 2022. This is a large 1-bed, pet friendly apartment, with access to the laundry room in building next door (449 W 43rd St).

This apartment features a very spacious living room that can fit any sized couch and entertainment system.

The bedroom can fit up to a king sized bed, dresser, desk and more.

The kitchen has stainless steel appliances with a dishwasher, built-in-microwave and granite counter-tops.

There is ample storage space throughout the apartment. Comes with a private storage room (there is a door to the storage unit next to the apartment entrance—the storage room used to be the original entrance to the apartment).

Note: The living room and bedroom pics are of a nearly identical unit in same building (those were the only images available on original listing). I wanted to provide pictures of the apartment when it's empty, but happy to provide additional photos if needed.

If you're interested, you can schedule time to view the apartment, and after the viewing, if still interested, I will let the management company know you'll be submitting documents.

Ideally you would move in March 1st, but if there is a need to move in before that point, we can discuss, as I'm doing an overlap month with my new apartment. I haven't booked anything with the moving company yet, so there is a little bit of room for flexibility if you would like to take the apartment over slightly earlier at the end of February.

The lease goes until May 31st, but since the lease will be in your name, you will have the chance to renew the lease, with a deadline of March 31st (60 days before the new lease start date), in order to start a new lease that would begin on June 1st, 2026.

Additional fees

To proceed, we will need to follow these follow these steps:

1. Request for Assignment: I will submit your request to assign the lease from the current tenant to the prospective assignee to the management company.

2. Complete Applications: You will fill out the required applications for each party involved.

3. Supporting Documents: You will include all necessary supporting documents as outlined in the application. Please see below for the list:
• Two most recent full personal bank statements
• Two most recent personal payroll stubs
• Two most recent personal federal income tax returns (1040/W2)
• Identification
• Letter of employment
• Application Fee: Mail a $20.00 money order made payable to Beach Lane Management.

4. Once the management company receives your completed request and documentation, they will begin reviewing the application. Please note that they require 30 days from the date the completed applications are received, and they only start assignments on the 1st of each month.
