Lease term:
• Earliest starting anytime (I already moved out and emptied the apartment)
• Lease runs through 8/31/2026, and you can renew directly with the building after that with a possible increase

💰 Rent:
$4,525/month, signed directly with the building under their standard tenant application process

🪑 Furniture:
Some of my furniture can stay — happy to sell at a low package price (sofa, armchair, coffee table, mattress, standing desk, etc.)

Incentives

I can provide December rent free if you can take the lease during December.

I will be out of town until 1/4 and can offer in-person tour from 12/8-12/12 or after 1/4 by request.

Additional fees

- Additional $125 per month amenities fee (can opt out)

Below are building's requirements for lease assignments:
- $20 On-Site Application
- Government issued photo ID
- Most recent personal bank statement
- 2 consecutive pay stubs
- Verification of income, from any lawful source, including but not limited to wages, alimony, social security, child support, federal, state, or local public assistance, etc.
- Employment Letter stating position, salary, and length of employment and bonuses (if any) on company letterhead, OR a recently dated offer letter, OR a verifiable source of income letter
- If you/your personal guarantor are self-employed, own a business, independent contractor, principle, shareholder, retired, etc., we require a CPA letter on a company letterhead
- Requires source of income of 40x the gross monthly rent annually, and go through a credit check (otherwise, will need 80x for guarantors or use third-party company to guarantee lease)

Other info

I'm also selling my furniture including mattress, standing desk, coffee table, floor lamps etc. Can sell at a low price if the tenant wants to keep them.
