I am leaving my excellent 1-bedroom apartment at 20th & Avenue C in Stuytown (East Village/Gramercy) ahead of our lease expiration in end-November, as I will be relocating for work to the UK. I am looking for someone to take over my lease for my fully furnished apartment starting Feb 25th or March 1st, and then take over the lease with a new lease renewal at the end-November. I can sell the furniture you'd like to keep at a steep discount, or can be unfurnished. The rent is currently $4,330, including all utilities and A/C fees. You will then be offered a lease renewal at rent + 2.75% for the new lease starting end-November. This is a rent-stabilized unit, is already significantly under market rate (current apartments go for almost double this amount), and can only be increased per the annual Rent Guidelines Board decision (usually around 2-4% per year). We have to submit an official application for you to take over, and you must prove income / total compensation of 36 times the monthly rent to be approved.
