Application Process:

• The new tenant must submit an online application at The Forge’s website (click “APPLY NOW” and choose “INDIVIDUAL”)
• Application fee: $20 per leaseholder and guarantor (if needed), non-refundable
• Required documents from the new tenant and guarantor (if needed):
• Government-issued photo ID
• Signed authorization form to release records
• Two most recent pay stubs OR two most recent years of tax returns (income must be 40x the monthly rent, or 80x for guarantors)
• Most recent complete bank statement
• Once approved, both parties will sign lease assignment documents (must be notarized if signed outside the leasing office)
• One month’s rent in the form of a certified check is due from the new tenant at signing (applied to their first month)

Note: Lease assignment processing takes approximately 7-10 business days once all documents are received
