SITUATION
My wife and I are moving to FL for a new job and leaving the rent controlled 1BR we’ve been in since moving to NYC 6 years ago. We always said when we leave whoever takes our lease will be hitting the jackpot of a deal.
BUILDING

There is a rooftop pool for the summer overlooking manhattan with grills that are always available. Tier A plus golf simulator with above camera. A study / library area, a very very nice courtyard that our unit faces (half the units face out and don’t all have great views). Takes us less than 10 min to get to upper east in an uber over the bridge or 15 min door to door subway to Lex & 59th stop. Was perfect for getting around the city and easy access to midtown for work. We also used the gym which is solid. Pets are allowed, Bosch washer / dryer in unit, Bosch dishwasher, the list goes on.
The hardest part about moving away here is that management, the doormen, the maintenance team are all truly exceptional. We had a cat that loved the courtyard and the birds. We are on the second floor which was perfect because we had trees right outside the windows (floor to ceiling) that change with the seasons and it was always quiet. I’ve never heard sirens or train noise and the courtyard is a small oasis away from the city.
PRICING
Most notably we are paying $3,308/mo and the studio apartments here are going for over $4k. 1BR are close to $5k now and over for many units. So we have an insane deal because we moved in back in 2019 and it’s been rent stabilized since so they can only increase rent by 2.5% a year. I was also able to negotiate only a $1,000 deposit when moving in (we forfeit with a sublease/lease assignment and new tenant will get back whatever the final amount is).
COMPENSATION
We would ask 1.5 month rent upon move in to take it over (for the deposit, the lease assignment fee the building charges, and likely some extra to cover the crazy below market rent for this building / unit). No broker fees or anything so comparatively speaking, and if you’ve been in the market for an apartment, you know that usually just the deposit is one month (then you might have 1 month broker, first and last month rent, move in fees, etc.) - this equates to paying the $1k deposit, the $1k building fee, and $230/month over a year (bringing effective rent to $3,500 when these units are going for $4.5-$5k)
AVAILABILITY
Jan 18 we fly out so it’s available after that. Lease ends August 30, 2025. New tenant can renew with the building at the rent stabilized price (likely 2.5% increase).
