Property Details

A beautiful new construction in Prospect Heights, less than a block from Vanderbilt Ave.

---

**The Unit:**

The apartment is a 1-bed/1-bath corner unit with high ceilings and plenty of natural light throughout the day. Both the living room and bedroom have views of Manhattan. The unit itself has a unique shape and features a column in the corner.

The bathroom is spacious and bright, with surprisingly good water pressure and almost instant hot water.

The kitchen has a gas range, and the oven has convection bake and air-fry options and can reach 550°F (a must-have for reheating pizza, of course). There is also a brand-new dishwasher, an extendable faucet with a sprayer, and ample storage space.

There is a brand-new (and very good) washer and dryer in the unit, a large coat closet in the entryway with built-in shelving, an intercom with the front desk, and wiring for Fios.

The bedroom is a decent size but irregularly shaped, so a queen bed is the largest that will allow room for side tables. The bedroom closet is fairly large and also has built-in shelving.

---

**The Building:**

There is a community space on the 10th floor that is bright and quiet, making it a great place to work from home. The first floor of this unit's tower is a dedicated co-working space with meeting rooms and plenty of outlets.

There are three roof spaces: one is a sundeck with pergolas and grills, one is a standard rooftop terrace, and the third is a sundeck with a pool.

The pool just opened up for the summer, and it is awesome.

The building also features a cardio room, an internal connection to Chelsea Piers fitness (with a resident discount for membership), bike storage, a children's play area, a dog groomer, two laundry rooms, a package desk, 24-hour doormen (always at least two on duty), a full maintenance team (usually responding to maintenance requests within an hour), an ATM, a mailroom, a screening room, and a game room.

---

**The Neighborhood:**

Only a few blocks from the Barclays Center, so you'll have many subway options and the LIRR.

During the summer months, the entire stretch of Vanderbilt neighboring the building is closed to vehicles on the weekends to make room for outdoor dining and live music!

It's just a 10-minute walk from Prospect Park, and there are several CitiBike ports in the surrounding area (including one on the corner of the block).

**Candid Disclaimer:**

All in all, this apartment is lovely, and the building's amenities are excellent (like, come on... there's a pool!). However, there is one thing I can't, in good faith, leave out of this listing.

**"Atlantic Yard"**

The storage 'yard' for the LIRR is directly across Pacific Ave and very visible from the unit. It's not loud – the trains moving through are going about 5 mph – aside from the occasional squeaky wheel, you won't hear it (even with the windows open).

That said, at night, the yard is lit by flood lights. If you leave your blinds open when you head to bed, the lights can be annoying.

Thankfully, closing your blinds will mitigate 90+% of the issue – but whether or not it will bother you is something you should be able to make an informed decision about.

If you're concerned about the lights but otherwise interested, I'd be happy to give you a virtual tour at night so you can see it for yourself.

Incentives

No brokers fee and short-term commitment with option to renew.

Additional fees

The building's leasing office will require any interested parties go through their standard application process.

Overview of that process:

- Credit Verification

- Proof of Employment: three (3) most recent/consecutive paystubs (CPA Letter
and Tax Return may be requested for self‐employed individuals)

- Bank Statement: Most recent, detailing recent income deposits

- Landlord Reference Letter (If applicable)

- Valid, Government‐issued photo ID

- $20 Non‐refundable application fee/applicant

- A completed application with Vero

Other info

Pets are allowed! Just be sure to mention any pets during your application process.

If you'd prefer the apartment be furnished, I can help coordinate with a furniture rental company to get everything set by move in. Please note that we are not offering to pay for the furniture rental!

My understanding is that an assignment period has to be completed before a full 12 month lease can be signed -- but if you're keen on signing a 12 month lease from the jump, we can approach management together and see what they say!
