This is a pet-friendly, recently renovated studio in the heart of Soho at (Sullivan and Spring). It was renovated 2 years ago, so appliances and fixtures like the fridge and range are new. It has a two closets, one smaller coat closet and one very wide closet. It's a ground floor apartment moving in and out will be easy since you don't have to worry about going up the stairs. There is a very responsive live-in super and maintenance team. There is a courtyard with a bike rack. Utilities are not included, but can be arranged though ConEdison with an average cost being $40-50 / month. There is ample recessed lighting on the ceiling. Bathroom has a bathtub. There is no laundry in building but there is a laundromat right next door and another also on the same block. I am moving for a myriad of reasons, including being closer to my job.

1) Proof of renter's insurance policy including, but not limited to fire, theft and water damage with a limit of not less than $50,000 personal coverage and not less than $500,000 liability coverage.
2) Credit Report pass
3) Current ID, Visa and Passport for All Foreign Clients Including Canada
4) Landlord Reference Letter stating Clients monthly rent, length of residency, and punctuality of monthly payment or Proof on 6 months of Rental Payments.
5) Proof of income 45x+ rent: Employment Letter Dated within the last 30 Days on Official Company Letterhead. Needs to Include Clients Title, Company Start Date, Current Salary, Bonus (only if guaranteed), Housing allowance (If applicable). Must be a signed letter.
6) 2 Most Recent Pay Stubs
7) Tax Returns for the most recent 2 years 2022 and 2021 (only need 1st and Signature Page
8) Most Recent Bank Statement with Clients Name and Account Numbers. (If client insists on blacking out account numbers they can do so but must not black out the last 4 numbers) Client must show liquid funds to cover 6 months of Rent.
