Seeking applicants for my wonderful 2br/1.5ba apartment on the Williamsburg/Greenpoint border. I’ve loved every minute of living here, but am downsizing to a 1br.

The building is only 2 years old (I was the first tenant in my apartment), located at Bayard and Graham St, about 8 minutes from both Nassau G and Graham L (B43 bus stop on the corner). There’s a gym, secure package room, bike storage room, two rooftop spaces (one is huge with grills and firepits, great for summer!) and in-building laundry. The building is pet-friendly.

The apartment is on the top floor of a 6-floor elevator building, so no upstairs neighbors! There are Manhattan skyline views from the bedrooms and living room. Building management is helpful and responsive, and there’s a solid community in the building — we’re all in a WhatsApp group and help each other out.

The neighborhood is **excellent**: you’re less than a 10 minute walk from the cores of Greenpoint, North Williamsburg, and East Williamsburg. Great restaurants, coffee, and bars within a 3-block radius, and you’re a block away from McCarren Park (including a dog run and running track, as well as all of their 3-season programming!). A yoga studio and crossfit gym are right at the end of the block.

Rent is $5,562/mo — only tenant-paid utility is electricity. Must make 40x rent (across all applicants), have good credit, and be able to provide landlord references.
