Lease contains a covid discount and is rent stabilized. Which means the landlord cannot increase the rent back to market rate (only a small % increase every year) until the lease is terminated.

You will have the option to renew the lease at the end of March 2023 and you will retain the covid discount.

Rent is $4,380 but the same apartments above and below us rent for c.$5,500-5,600.

Apartment is modern, spacious, and has huge windows overlooking Hudson Yards / Chelsea / the Empire State building. You can see the Statue of Liberty from the apartment.

The building is MiMA on 42nd St between 9th and 10th.

The building and amenities are excellent as it was originally designed for privately-owned condos, but was flipped during the GFC in 2008 to be a managed building with leases only.

We are looking for someone to move in in the first / second week of January.
