The Forge is a full-service luxury rental building in Long Island City. Wonderful views of downtown Brooklyn, and from the roof, you can see as far as New Jersey, Staten Island, and easy to LaGuardia Airport.

The building has a gym, pool, billiards room on the roof, two roof decks, plenty of outdoor common space in the courtyard, two grills, a private garden space, and several indoor common lounges.

The building staff are very friendly and welcoming and the building hosts monthly events, movies on the lawn during the summer, and weekly exercise classes.

This unit is rent controlled until June of 2027. There are currently no other two bedroom apartments available and this unit is currently cheaper than other one bedroom apartments in the building.

Additional fees

Applicants must submit an application with The Forge and submit all supporting documents directly to qualify for the assignment of the lease.

The app fee is $20 for the leaseholder and $20 for the guarantor, if needed, which is non-refundable. The supporting documents from the leaseholder and
guarantor are as follows:

Copy of government issued photo IDs
Filled out and signed Authorization form to Release Records 2 most recent pays-tubs OR 2 most recent years of tax returns if self-employed (yearly compensation or AGI
must be 40% the monthly gross rent or 80X in case of a guarantor)

Most recent complete bank statement from leaseholder and guarantor

Deposit (payable to current leaseholder) is $1,000 if the applicant’s credit score is over 700.

Prorated rent for the remainder of January is payable to the current leaseholder.

The assignment process takes about 10 business days.
