Downtown Jersey City right at the Grove Street Path Station (3 minutes walk). Short commutes to the Manhattan: ~12 minutes to WTC and ~20 minutes to 33rd St on weekdays.

Assigning the remainder of the lease with landlord's approval.
- The income requirement is 30x the rent as gross household income.
- Note that there is a $100 application fee per person, the fees are non-refundable and non-negotiable; you pay this via RentCafe when completing the application. This is for credit background check and app screening conducted by Ironstate.
- You would receive a renewal offer within 90 days of the expiration of the current lease term.

Amenity fee: $75 per month.
- One Base gym membership (BaseNJ) is included with the unit, anyone else on the lease who wishes to become a member would be offered a preferred rate of $500+tax for up to 12 months (to match lease) -- last checked on Mar 20, 2023.
- Access to rooftop Columbus tower community space (basketball, swimming pool, dog park, and grills).

Full lease term amenity fees and $1,500 deposit were paid upfront by me; the approved applicants taking over the unit will pay the prorate amenity fees based on the remaining lease term, $1,500 security deposit, and prorate monthly rent to me as part of the lease assignment.
