Incentives

The rent in the lease assignment agreement is $3744 per month (+$50/month amenities fee per person+ electric bill), which is at least $200-$300 lower than the current price range for similar apartments in TFC buildings on Center Blvd. I'll pay you an additional incentive to bring the monthly rent down to $3400/month for you (i.e. if you sign from Dec 1, I'll pay you $1720). The building offers a reduced deposit of $1000 for well qualified applicants.

Additional fees

You will have to submit a rental application to TFC along with a non-refundable $20 application fee. Application packages includes credit verification, a valid photo ID, Landlord reference letter, 3 recent bank statements, and confirmation of employment and salary (offer letter OR 3 consecutive paystubs OR tax return and CPA letter if self-employed). You will also need to notify management if you have a pet. The building is pet friendly, they just need to include a rider on the sublease agreement.
