Property Details

South facing glass paneled 1200 sqf 2-bedroom penthouse apartment in the West Village. Plenty of storage space, combined living/dining room and a glass walled terrace that runs the entire floor space from living room to both bedrooms with 4 glass sliding doors to access an artificial grass lined terrace with outdoor furniture that you are welcome to keep if you would like it.

As we are taking our furniture with us, we would like to offer you a perk of a $1,000 stipend to cover your costs of furniture rental for the 4 week lease period. See details about the furniture rental at the bottom of this description.

Once the apartment lease is up on August 31st, the tenant can stay on for three additional months with a rent increase to $9,000. After which, the building owner will gut renovate the apartment in a 3 month renovation project which will include a layout change that will add an extra bathroom. Upon which, the new rent will be evaluated based on market rates for a renovated 2bed/2bath penthouse.

A tenant would then be welcome to move back into the renovated apartment with a new lease. This is a DREAM apartment in the quietest most beautiful part of the West Village. We would have loved to have been able to stick around for the renovation completion, however we have two small children and cannot wait out the 3 month renovation period. If you are a person that can, trust me, you have just stumbled upon the very best apartment in the West Village and our woes are your dreams come true.

Landlord requirements: Landlord requires that the tenant makes 40x the rent, can show solid assets in their bank accounts or investment accounts, and have an excellent credit score. They will also ask for a landlord reference or proof of on-time payments for their past rental.

FURNITURE RENTAL DETAILS:
$1,000 stipend will be provided in the form of a check or money order at lease signing. You can use this stipend to rent furniture through any company, like Feather (below), or you can select your own furniture rental vendor as there are many in NYC. We can provide other recommendations via email:

Since launching in 2017, Feather has made sustainability a focus, with the goal of reducing furniture waste. As a result, the company promises to deliver high-quality items that not only look nice but will also last many life cycles. It’s available in NYC and Jersey City, the Bay Area, LA, Washington, D.C., Baltimore, Richmond, Houston, Dallas, and Austin.

What type of furniture and products are offered?
Feather offers a furniture and home decor line made up of over 200 pieces, all of which were designed to be “refurbished, repaired, and redeployed.” The furniture is tailored to city dwellers with small, or awkwardly-shaped, spaces that also want to furnish aesthetically well, but affordably. For example, appealing to the new class of remote workers, Feather last fall began offering the Herman Miller Sayl Desk Chair, which retails for nearly $600, for just $37/month.

What are the terms of the lease?
For a long-term lease, Feather has a $19/month membership program that guarantees lower prices and free delivery, assembly, and pick-up at the end of a plan. The company also has a short-term 3-month plan and a monthly plan that starts out as a one-month commitment but can be extended. There are monthly minimums renters must meet, including $1,000/month for the monthly plan, $99/month for the short-term minimum, and $29/ month for those with an annual membership.

Feather does run a soft credit check before you’re able to rent with them. Renters must have a credit score of 600 or higher to complete a transaction. If you need to end your plan early, there is a cancellation fee, which comes to 75 percent of the remaining monthly payments of the agreement. On top of that, there is a $99 pickup fee to collect your items.

What’s the delivery and setup process like?
Items can arrive in as little as seven days after you place your order, with renters given a few delivery date options. The company says it aims to choose the “greenest, most efficient route possible,” which means arrival windows aren’t as flexible. Delivery costs $99, which also includes on-site assembly and placement of the furniture by the Feather team.

Can you buy the furniture at the end of the lease?
Yes. At the end of a 12-month plan, you can renew your membership, buy your current items, or return your items. If you are an annual member or have a short-term plan, monthly furniture payments can be applied to the buyout of the piece. For members, the buyout price on any item is equivalent to 24 times their monthly payment. For short-term renters, the buyout is 7 times their monthly payment.

Reasons for leaving

The landlord wants to renovate the apartment after November 30th. This would have required us to find a new apartment for 3 months and with two young children we decided that it would be better to find a new apartment. We have signed a new lease, but already regret it as there is absolutely no apartment better than this one in the West Village. The private outdoor space alone is massive.

Incentives

Given the apartment is unfurnished, we will provide you with $2,000 as a perk for furniture rental for the lease period. No broker fee. And a steal for a large penthouse in the West Village for $7,345.00. Well below current market rates.

Renewal for a one-month, two-month or three-month lease for the months of Sept/Oct/Nov would need to be negotiated directly with the landlord. A 12 month new lease after 3 month renovation will need to be negotiated directly with the landlord as well.
