We have a true 3 bed, two full bath with in-unit laundry. We are the only ones who have ever lived in this apartment (it’s about 4 years old) and it’s in fantastic condition. We are renting it furnished or semi-furnished. The building has amazing outdoor and indoor amenities (including a gym). At this price, this apartment is a steal for NYC and you won’t find anything close to this price for a 3 bedroom. So what’s the catch? The catch is that that our sub-letter must qualify first with NYC because it’s a middle-income apartment.

Additional fee

There is some additional paperwork that takes time (but no fees). If you think you qualify based on the middle income guidelines, the first thing that happens is you fill out a financial form to verify your income and assets. This is sent directly to our management’s compliance director (we don’t see it, so it’s totally confidential) who will review it and prequalify you. Once that is approved, we submit a request to sublet to our leasing office and they approve that. So there’s a bit more paperwork upfront with the asset verification, but it’s time we’ll spent for an apartment at this price.
