Option to take over remainder of my lease ($1100/month for your room; until end of Sept. 2021) or sublet my room ($1300/month). If you take over the remainder of my lease, you will be responsible for whole apartment's rent, but with the rent that the other two roommates are paying, you will only pay $1100/month. Happy to discuss in more detail!

Best for someone who has a bit of flexibility (but not required) since my closing date may change, but it looks like my room will be available sometime during the summer.

ABOUT THE APARTMENT: Second floor of a walk-up. Back of the building, so quiet. Spacious, furnished kitchen, common area, and bathroom. Tall ceilings. Ceiling fans in all rooms.

Bedroom Dimensions: 8' 10" x 10'8.5". Two windows. I will take my bed, but I'm happy to pass along the remaining bedroom furniture at a minimal cost (or free, depending on the situation). As seen in the pictures, I have a lot of storage furniture, but if you take out one of them, like the giant wardrobe, you can easily fit a desk.

Utilities: usually additional $60-$70/month (approximately) depending on the season. Includes Wifi and electricity (and heat in the winter); no cable TV or a landline. (If you take over the lease, I will expect that you open your own internet and Con Edison accounts.)

No issues receiving mail or packages. Landlord says no pets, parties, smoking (of any kind), or illegal drugs!

ABOUT THE BUILDING: Very walkable area and conveniently located near many subway lines, numerous dining options for all price points and occasions, bars, shopping, Duane Reade, and laundromats. Library is 4 blocks away. 15 min walk to NYU. Extremely safe neighborhood. Security cameras at the entrance of building and in hallways.

I can sublet to you, or you can take over the remainder of my lease, which result in a lower monthly rent for you, and of course you can do whatever you wish with the existing furniture.

I will reimburse you the cost of the tenant screening report ($40) if you successfully take over my lease (landlord approves, and you sign paperwork).

Additional fee

If you take over my lease, you will need to provide to the landlord:
1) Tenant screening report from www.mysmartmove.com, $40;
2) Full name, personal email address, current address, cell phone number;
3) Current pay stub;
4) Employment verification letter from employer;
5) Passport/proof of US resident;
6) Driver License or proof of ID;
7) SS #;
8) 3 reference letters: employment, personal, current landlord.

If you sublet from me, I check proof of ID (for safety reasons) and proof of most recent six months of rent payment (cancelled checks, screenshots of Venmo, whatever you use).

Other info

If you take over my lease and wish to stay beyond Sept. 2021, there will be a $150 rent increase (for whole apartment) when you renew, though it will still be below market rate.
